KRS Holdings is seeking an experienced and motivated Community Manager to oversee the day-to-day operations of a multifamily tower building located in the heart of Center City Richmond.

This is a hands-on leadership position for a property management professional who is highly organized, customer-focused, and comfortable managing the unique operational needs of a larger, vertical community. The ideal candidate will have strong leasing experience, a proven ability to drive occupancy, and a passion for creating a positive resident experience.

• Oversee the daily operations of the community, ensuring the property is well-maintained, organized, and operating efficiently.
• Lead and support leasing activities, including prospect follow-up, tours, applications, lease execution, renewals, and resident retention.
• Drive leasing performance and occupancy through proactive marketing, lead management, resident outreach, and effective sales techniques.
• Monitor leasing traffic, conversion rates, occupancy, renewals, and other key performance indicators.
• Provide exceptional customer service and maintain strong relationships with current and prospective residents.
• Manage resident concerns, requests, and escalations in a professional and timely manner.
• Coordinate move-ins, move-outs, inspections, and resident communications.
• Oversee rent collection, delinquency follow-up, and other administrative functions.
• Work closely with maintenance staff to ensure work orders, preventative maintenance, and property needs are addressed promptly.
• Conduct regular property inspections and ensure the tower building, common areas, amenities, and grounds are maintained to company standards.
• Ensure compliance with company policies, Fair Housing requirements, and applicable housing regulations.
• Manage and develop onsite team members, providing direction, coaching, and accountability.
• Prepare and maintain accurate property records, reports, and documentation.
• Assist with budgeting, expense management, vendor coordination, and overall property performance.
• Participate in after-hours emergency response as required.

• 2+ years of multifamily property management experience preferred.
• Strong leasing and sales experience is required.
• Previous experience managing a larger multifamily community or tower/high-rise building is strongly preferred.
• Demonstrated ability to increase occupancy, generate leads, and convert prospects into residents.
• Strong understanding of leasing processes, renewals, resident relations, and property operations.
• Excellent communication, organization, and customer service skills.
• Ability to effectively lead, motivate, and hold an onsite team accountable.
• Strong problem-solving and decision-making abilities.
• Working knowledge of Fair Housing regulations and multifamily housing practices.
• Experience with property management software such as Propertyware, Yardi, AppFolio, RealPage, or similar platforms is preferred.
• Ability to work independently while collaborating effectively with regional and corporate leadership.

The ideal Community Manager is a strong leasing leader first, with the operational skills necessary to successfully manage a busy tower community. You should be comfortable balancing leasing and occupancy goals with resident satisfaction, team leadership, maintenance coordination, and the daily demands of property management.
