Key ResponsibilitiesLeadership & Team Management- Lead, train, mentor, and supervise the maintenance team.
- Assist in recruiting, interviewing, and hiring maintenance personnel.
- Schedule daily assignments and prioritize work orders to ensure timely completion.
- Foster a safe, productive, and customer-focused work environment.
- Conduct weekly property walks with the Property Manager to identify maintenance needs.
- Participate in an on-call rotation and provide 24/7 emergency response support as needed.
- Oversee apartment turns, inspections, and refurbishments to ensure units are move-in ready.
- Maintain the overall appearance and functionality of the property, including interior and exterior common areas.
- Complete move-in and move-out inspections with residents.
- Ensure all resident service requests are completed promptly while providing daily updates to the Property Manager.
- Maintain accurate maintenance records, preventive maintenance schedules, inventories, and required MSDA documentation.
Perform and oversee maintenance and repairs including:
- HVAC diagnostics and repairs
- Light electrical work
- Light plumbing repairs
- Carpentry and general building repairs
- Painting (interior and exterior)
- Appliance, fixture, lock, glass, flooring, and screen replacement
- Roofing, fencing, concrete, and masonry repairs
- Preventive maintenance of boilers, generators, fire alarms, standpipes, and other building systems
- Assist in selecting and managing contractors and service providers.
- Supervise vendor work to ensure projects are completed safely, professionally, on schedule, and within budget.
- Coordinate and oversee capital improvement projects as directed by the Property Manager.
- Manage inventory, maintenance supplies, and purchasing requests while maintaining cost efficiency.
- Assist with groundskeeping, custodial duties, and seasonal maintenance.
- Coordinate and manage snow removal operations when necessary.
- Ensure the property consistently reflects high standards of cleanliness, safety, and curb appeal.
The ideal candidate is a motivated leader who combines technical expertise with exceptional organizational and communication skills.
Required Qualifications- High school diploma or equivalent.
- OSHA Certification.
- EPA Certification for handling refrigerants.
- Minimum of 5 years of maintenance experience, preferably in multifamily residential housing.
- Previous experience as a Maintenance Supervisor or Maintenance Manager.
- Strong leadership, decision-making, and team-building abilities.
- Excellent written and verbal communication skills.
- Strong organizational and time management skills with the ability to prioritize multiple tasks.
- Proficiency in Microsoft Office (Word, Excel, and PowerPoint).
- Ability to work independently while maintaining a collaborative approach.
- Availability to respond to after-hours emergencies and support on-call staff and vendors.
- HVAC Universal Certification.
- Experience overseeing capital improvement projects.
- Experience managing vendors and contractor relationships.
- Ability to stand, walk, bend, stretch, climb, and perform physically demanding work throughout the day.
- Frequently operate maintenance equipment, tools, and machinery.
- Regularly lift, carry, push, and pull materials weighing up to 50 pounds, with the ability to lift up to 100 pounds when necessary.
- Ability to work both indoors and outdoors in varying weather conditions.
