Job Description

ELH MGMT is seeking a motivated, detail-oriented Junior Property Manager to work closely alongside a Senior Property Manager in overseeing the day-to-day operations of a scattered residential Affordable Housing portfolio in Brooklyn New York City.
This is a hands-on, technical, and highly execution-oriented role. We are looking for a go-getter who enjoys solving problems, coordinating with Superintendents and vendors, walking properties, following up on open issues, and making sure things get done.
The Junior Property Manager will serve as an important link between the Senior Property Manager, Assistant Property Manager, building staff, residents, contractors, and vendors. The ideal candidate is organized, mechanically inclined, comfortable in the field, technologically capable, and able to move quickly from identifying a problem to finding and coordinating a solution.
Responsibilities
Property Operations & Maintenance
• Work alongside the Senior Property Manager to oversee the day-to-day operation and physical condition of assigned residential properties.
• Conduct regular property and building inspections and identify maintenance, cleanliness, safety, and capital improvement needs.
• Work closely with building Superintendents and maintenance staff to track and resolve open issues.
• Monitor work orders and maintenance requests from initiation through completion.
• Follow up with building staff and vendors to ensure work is completed properly, on schedule, and within approved parameters.
• Assist with coordinating building repairs, apartment turnovers, make-ready work, preventative maintenance, and small capital projects.
• Review completed work and identify deficiencies or items requiring additional attention.
• Respond to property-related issues and emergencies and escalate matters to the Senior Property Manager when appropriate.
• Maintain organized records of maintenance activities, inspections, projects, open items, and completed work.
• Maintain a running log of outstanding maintenance and building issues and provide regular status updates to the Senior Property Manager.

Vendor & Contractor Coordination

• Coordinate with plumbers, electricians, HVAC contractors, handymen, painters, exterminators, cleaners, and other building vendors in coordination with the property management team.
• Request proposals and estimates for repairs and projects.
• Obtain and compare multiple vendor proposals when appropriate and evaluate pricing, scope, timing, and quality.
• Coordinate vendor access to buildings and apartments.
• Track contractors from scheduling through completion and ensure follow-up items are addressed.
• Verify that vendors are performing work according to the approved scope.
• Take photographs and maintain documentation of work in progress and completed projects.
• Assist with maintaining an organized vendor database and vendor documentation.
• Identify opportunities to control costs and obtain competitive pricing without compromising quality.
• Build relationships with reliable vendors and help develop a strong network of contractors and service providers.

Technical & Building Support

• Develop a strong working understanding of NYC residential building systems, including plumbing, electrical, HVAC, heating, life-safety systems, roofs, elevators, and general building infrastructure.
• Help troubleshoot building issues and determine when a matter requires a specialized contractor.
• Review maintenance issues with Superintendents and help determine appropriate next steps.
• Be able to identify the basic nature of a building problem, ask the right questions, and communicate the issue clearly to the appropriate vendor or building professional.
• Assist with inspections, preventative maintenance, and building improvement projects.
• Use technology and property-management systems to document, track, and communicate building issues.
• Take photographs, maintain project documentation, and create clear status updates for the Senior Property Manager.
Resident Relations

• Work alongside the Senior Property Manager in responding to resident maintenance concerns and service requests.
• Communicate professionally with residents regarding access, repairs, scheduling, and building issues.
• Follow up on resident complaints to ensure issues are properly addressed.
• Maintain a professional and service-oriented presence when visiting buildings and interacting with residents.

Administrative, Financial & Project Tracking
• Assist with reviewing vendor invoices and confirming that charges correspond with completed work and approved scopes.
• Help track property expenses, repairs, projects, and outstanding commitments.
• Maintain accurate records and spreadsheets related to building operations and maintenance.
• Assist with purchasing maintenance supplies and obtaining competitive pricing.
• Track projects from initial request through proposal, approval, scheduling, completion, and invoice.
• Maintain project trackers and provide regular updates on status, cost, outstanding items, and next steps.
• Maintain accurate maintenance logs, inspection records, vendor documentation, photographs, and other property records.
• Use Microsoft Excel or other software to organize, track, and report on maintenance responsibilities and project progress.
• Help identify opportunities to solve problems efficiently while staying within budgetary constraints.

What We're Looking For

We are looking for someone who is technically curious, highly organized, resourceful, and willing to get into the details.

The ideal candidate:

• Has approximately 1–3 years of experience in property management, real estate, construction, facilities, building operations, maintenance coordination, or a related field.
• Has a strong interest in NYC residential real estate and building operations.
• Is comfortable walking buildings, inspecting conditions, and working directly with Superintendents and vendors.
• Is mechanically inclined and interested in understanding how buildings and their systems work.
• Has strong follow-through and does not need to be constantly reminded to complete tasks.
• Can manage multiple priorities and keep track of numerous open items simultaneously.
• Is comfortable making phone calls, sending emails, requesting proposals, negotiating or comparing pricing, and following up until an issue is resolved.
• Has strong written and verbal communication skills.
• Is proficient with Microsoft Excel, Word, Outlook, and other standard business software.
• Is comfortable learning property-management software such as Yardi or similar platforms.
• Can read and understand vendor proposals, invoices, scopes of work, and basic building documentation.
• Has strong attention to detail and takes pride in accurate records.
• Is professional and comfortable communicating with residents, vendors, Superintendents, owners, and management.
• Has a valid driver's license and is comfortable traveling between NYC properties as needed.

The ELH MGMT Personality

This role is not a desk-only property management position. We are looking for someone who sees a problem and thinks: "How do we get this fixed?"

You should be comfortable picking up the phone, going to the building, talking with the Super, calling the vendor, getting multiple estimates, taking photos, updating the Senior PM, and following up until the issue is closed.

You should be someone who takes ownership of an issue rather than simply passing it along.

If there is a leak, you help identify the source, speak with the Super, contact the appropriate vendor, obtain pricing, coordinate access, track the repair, document the work, and make sure the issue is actually resolved.

If there is a project, you should be able to help take it from problem → scope → estimate → approval → scheduling → execution → inspection → invoice → closeout.
You should be able to solve problems within budgetary constraints and know when an issue needs to be escalated to the Senior PM.

You should also be a strong record keeper and project tracker. Maintenance responsibilities, vendor activity, open projects, costs, deadlines, and next steps need to be accurately documented and easy for the management team to understand. You should be comfortable using Microsoft Excel and other software to track, manage, and report on this information.

You don't need to know everything on day one. You do need to be curious, resourceful, accountable, technically minded, and willing to learn.

Education & Experience

• Bachelor's degree in Real Estate, Business, Construction Management, Finance, or a related field preferred but not required.
• Relevant property management, construction, facilities, maintenance, or real estate experience will be considered in lieu of a degree.
• Previous experience working with residential buildings, contractors, vendors, or building staff is a plus.
• NYC property management experience is strongly preferred.
