The Student Leasing & Resident Experience role is responsible for driving leasing success while creating an exceptional resident experience within student housing communities. This position plays a key role in achieving occupancy goals through proactive leasing efforts, relationship building, and customer service while supporting the day-to-day operations of the property. In this role, you will foster a vibrant and engaging community by planning and executing resident events and engagement initiatives, coordinating move-in and move-out processes, and serving as a primary point of contact for residents throughout their housing experience. You will collaborate closely with onsite and centralized teams to ensure operational excellence, maintain a welcoming community atmosphere, and deliver a seamless experience for prospective and current residents alike. A Day in the Life
Prospect Touring & Sales Experience
- Serve as the primary in-person leasing representative responsible for conducting high-quality, personalized tours of apartment homes and community offerings and amenities.
- Deliver a consistent, hospitality-driven touring experience aligned with brand standards and customer expectations.
- Build rapport with prospects, identify needs, and position homes and communities to drive leasing results.
- Communicate regularly with Centralized Student Housing Manager and Portfolio Manager discussing prospect feedback and participate in leasing strategy discussions and plans.
- Consistently walk tour paths to ensure cleanliness and best presentation of the property possible.
Lead Nurturing & AI Collaboration
- Partner with AI-driven leasing tools that manage initial inquiry responses, tour scheduling, and automated follow-ups.
- Personally nurture high-value or engaged leads through phone, text, and in-person interactions to support conversion.
- Provide timely, accurate tour feedback and prospect insights back into CRM and AI systems to improve performance and outcomes.
- Seamlessly hand off qualified prospects to the centralized team responsible for screening, approvals, and lease generation.
Self-Guided Tour Program Oversight
- Oversee the setup, configuration, and daily readiness of self-guided tour hardware and software across assigned communities.
- Monitor system performance, access controls, and tour logs to ensure a secure, reliable, and userfriendly experience.
- Troubleshoot basic issues and coordinate with vendors or internal teams for escalations and maintenance.
- Ensure self-guided tour environments are clean, staged, and ready for prospects at all times.
Resident Retention & Community Engagement
- Assist with planning and implementing Open House events aligned with client, College, and University goals. Work closely with internal marketing team along with external partners to ensure a smooth and successful experience.
- Plan, organize, and lead resident retention events that strengthen community connection and satisfaction.
- Collaborate with on-site and corporate teams to align events with retention goals and brand strategy.
- Act as a visible, approachable ambassador for the community during events and peak resident interaction periods.
- Gather resident feedback during events and tours and share insights with property leadership.
Operational & Brand Support
- Maintain accurate tour notes, activity tracking, and performance metrics within CRM and PMS systems.
- Uphold all fair housing, safety, and company policies during tours and events.
- Support community presentation standards by identifying touring or common-area issues and coordinating resolution.
- Represent the company professionally across all assigned communities, reinforcing trust, consistency, and brand reputation.
Move-In & Move-Out Coordination
- Coordinate key distribution and ensure a smooth transition into the unit.
- Oversee move-in processes including verification of payments, lease execution, move in inspections and resident onboarding. Manage move-out processes, ensuring proper documentation, timing, and communication.
- Partner with onsite and maintenance teams to ensure unit readiness and turnover efficiency.
Operational Support, Vendor Management & Compliance
- Coordinate day-to-day operational activities to support property performance and ensure consistency across assigned communities.
- Manage vendor relationships, including scheduling services, monitoring work quality, tracking completion of contracted services, and maintaining positive vendor partnerships.
- Partner with onsite teams and service providers to address operational needs, resolve issues, and support property objectives.
- Assist in the distribution and posting of legal notices provided by centralized team members in accordance with company policies and applicable state and local regulations.
- Support operational projects, audits, inspections, and process improvements to drive efficiency and enhance the resident experience.
- Serve as a liaison between residents, vendors, and internal teams to facilitate communication and ensure timely resolution of operational matters.
- Minimum 2 years experience in property management or sales-related field.
- 4-year college degree preferred.
- ARM designation desired.
- WA Real Estate License desired.
- Computer literate; proficient with productivity software including MS Office, Office 365
- Experience with Entrata desired; ability to learn quickly required.
- Experience with CRM such as Elise AI desired.
- Experience with self-guided tour tools such as Rently, Tour24 desired.
- Customer service experience required; excellent customer service, communication skills and writing skills required.
- Able to prioritize duties and efficient time management skills required.
- Excellent organizational skills required.
- Ability to communicate in a clear, friendly, professional and proactive manner with others (including office and on-site staff); active listening skills required.
- Ability to be creative, flexible and to drive change.
