About the Role
The Field Operations Facilities Specialist is a top-performing leader deployed to support properties during transitions, staffing gaps, or periods of operational need. In this role, they are responsible for overseeing the maintenance and repair of the property, managing onsite maintenance teams including technicians, groundskeepers, and housekeepers and ensuring that all work is performed safely, efficiently, and in accordance with company standards and procedures.
As part of the broader Field Operations Team, they may also assist with onboarding new maintenance hires, supporting lease-ups, conducting operational audits, providing one-on-one training to elevate team performance, and stepping in during peak periods to stabilize site operations and ensure continuity of service.
Primary Responsibilities
- Lead property transitions and takeovers by establishing maintenance operations, inspecting vendor readiness, and setting the stage for a successful launch that meets Roundhouse standards and expectations of excellence.
- Provide interim leadership at properties with open Maintenance Supervisor positions to ensure operational continuity.
- Support underperforming properties by identifying root causes of maintenance issues and implementing corrective plans in collaboration with the Regional Manager.
- Deliver one-on-one coaching and technical training to underperforming maintenance team members, focused on improving performance, safety, and efficiency.
- Serve as a field mentor and culture carrier for the broader Roundhouse maintenance team, modeling best practices, Core Values, and Team Norms.
- Provide on-site leadership and operational support by leading on-site facilities management including vendor relations, inspection requirements, resident and team communication, unit turn management, and leading groundskeeping efforts.
- Oversee all capital projects and renovation schedules as needed.
- Ensure full and proficient use of community software tools and systems, in line with Roundhouse policies and operational standards.
- Participate in the on-call emergency response rotation and assist with seasonal responsibilities such as snow removal as needed.
- Provide community-level recommendations to improve property performance and efficiency.
- Provide portfolio-wide recommendations by analyzing performance trends, identifying operational gaps, and implementing best practices to drive efficiency, consistency, and long-term excellence across all properties
- Collaborate with cross-functional teams to standardize processes, optimize resource allocation, and enhance overall operational effectiveness.
- Ensure that your community is adhering to city, state, and federal Fair Housing laws, and relevant city and state laws regarding maintenance operations.
- Ensure compliance with all safety procedures, including those outlined in the Employee Handbook, SOPs, and equipment safety guidelines.
- Maintain a professional demeanor and always represent Roundhouse in a positive and respectful manner.
- Perform other related duties as assigned, in compliance with applicable laws and consistent with the essential functions of the role.
- Ability to travel up to 75% of the time based on portfolio needs.
- At least two years of supervisory experience.
- A minimum of one-year of Maintenance Supervisor experience with Roundhouse strongly preferred.
- At least three years of experience in multifamily property maintenance strongly preferred.
- Excellent time management skills and ability to prioritize work.
- Basic computer skills, including proficiency in Microsoft Office and property management software.
- Strong knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems is highly preferred.
- Valid driver’s license and reliable transportation required.
- Excellent communication, interpersonal, and problem-solving skills.
- Customer service oriented, with a high level of professionalism and integrity.
Physical Requirements
- Must be able to lift and carry up to 50 pounds.
- Must be able to stand, walk, and climb ladders for extended periods of time.
- Must be able to work in outdoor environments in all weather conditions.
