Join our dynamic team at Stratum as a Porter and play a key role in maintaining and enhancing the appearance of Riverplace Apartment Homes, a 204-unit community in Independence, Oregon. Riverplace offers spacious one-, two-, and three-bedroom apartment homes and a variety of amenities designed to support a high-quality living experience. Residents enjoy a refreshing outdoor pool, fitness center, clubhouse, business center, BBQ/picnic areas, and a small commercial laundromat, all nestled in beautifully landscaped surroundings that promote a sense of comfort and community.
We’re seeking a reliable and hardworking Porter who enjoys hands-on work and takes pride in maintaining clean, safe, and welcoming environments. Driving a golf cart is an essential function of the Porter position, as is caring for shared-use spaces such as the property’s small laundromat.
Position DetailsPosition: Porter
Location: Riverplace Apartment Homes, Independence, OR
Schedule: Full-time; Sunday through Thursday, 8:00 AM – 5:00 PM with a 60-minute unpaid lunch break; must be occasionally available for after-hours calls, emergencies, and holidays.
Pay Range: $17.00 – $20.00 per hour, DOE
Classification: Non-exempt, eligible for overtime pay
Bonuses: Eligible for the Stabilized Bonus Program
Business Travel: Mileage reimbursed for approved business-related travel
Cell Phone Stipend: $50/month or $600/year
Housing Opportunity: Includes the option to live onsite with a 25% rental discount. Water, sewer, garbage, internet, and parking included.

Key ResponsibilitiesAs a Porter at Riverplace Apartment Homes, your responsibilities will include:
- Maintaining cleanliness of all common areas including walkways, stairwells, parking lots, poolside, and trash enclosures
- Conducting daily property walks to pick up debris and ensure a well-kept appearance
- Assisting with light maintenance such as pressure washing, painting, and basic landscaping tasks
- Preparing vacant units for new residents by supporting cleaning and turnover activities
- Maintaining the small commercial laundry room and ensuring all equipment is clean and functional
- Operating and maintaining the property golf cart safely
- Communicating promptly with the maintenance team and Property Manager regarding repairs, hazards, and supply needs
- Safely using and storing all cleaning equipment and materials
- Attending required safety meetings and completing all assigned training
Job Requirements
To be successful as a Porter, you should meet the following requirements:
- High school diploma or equivalent preferred
- Six (6) months of prior janitorial, groundskeeping, or similar experience preferred
- Ability to perform physical labor in a variety of weather conditions
- Valid driver's license, reliable transportation, and proof of insurance required
- Ability to safely operate a golf cart and basic maintenance tools
- Strong attention to detail and ability to work independently
- Must be able to lift up to 50 pounds, use ladders, and complete repetitive physical tasks
- Must be occasionally available for after-hours emergencies
- Willingness to work occasional weekends or evenings if needed
Physical Requirements
This position requires regular physical activity, including standing, walking, stooping, bending, twisting, crouching, and climbing stairs or ladders up to six feet. Employees must be able to lift and carry up to 50 pounds, move heavy equipment, and use hand and power tools. The role involves repetitive motions of the hands, fingers, and wrists, and requires sufficient hearing, motor skills, and coordination to safely operate equipment and perform job tasks. Work may be performed in confined spaces, outdoors in all weather conditions, and may involve exposure to chemicals, machinery, and electrical components.
