Position Summary

The Abstracter is responsible for conducting detailed searches and examinations of Iowa county land records to compile, update, and certify abstract products. This role analyzes historical property records, including deeds, mortgages, liens, easements, probate matters, and legal filings, to establish a complete and accurate chain of title.

The Abstracter ensures abstract products meet company quality standards and comply with Iowa land record practices and Iowa Title Guaranty requirements. This role may involve research within digital systems as well as occasional courthouse visits.

Key ResponsibilitiesAbstract Search and Examination
  • Conduct comprehensive searches of Iowa county land records
  • Establish and verify a complete chain of title
  • Identify and document instruments affecting property ownership including mortgages, liens, judgments, easements, and restrictions
  • Prepare new abstracts, abstract continuations, finals, and certified reports
  • Review abstract products for completeness and accuracy
  • Verify legal property descriptions and resolve discrepancies
Accuracy and Record Integrity
  • Analyze property transactions to confirm ownership rights
  • Identify title defects, encumbrances, or ownership conflicts
  • Maintain organized and audit-ready documentation
  • Protect confidential property and transaction information
  • Ensure compliance with Iowa recording practices and statutory requirements
Research and Courthouse Coordination
  • Retrieve documents from county archives and digital record systems
  • Convert physical records to digital format when necessary
  • Travel to Iowa county courthouses as required
  • Maintain professional working relationships with county recorder offices
Production and Workflow
  • Manage assigned workload to meet transaction deadlines
  • Communicate proactively regarding complex or delayed searches
  • Collaborate with Title Examiners and Title Production team members
  • Support high-volume periods and rush requests when necessary
QualificationsRequired
  • High school diploma or equivalent
  • Strong analytical and research skills
  • Exceptional attention to detail
  • Proficiency with Microsoft Office
  • Ability to manage multiple priorities in a deadline-driven environment
Preferred
  • Experience in abstracting, title searching, or Iowa real estate
  • Familiarity with Iowa land records and county indexing systems
  • Experience preparing abstracts or abstract continuations
  • Knowledge of Iowa Title Guaranty requirements
  • Experience conducting courthouse research
