Full-Time (Tacoma, WA)

Compensation: Pay range is $24-$25 per hour, plus monthly and quarterly bonuses

Schedule: Monday-Friday with shared on-call rotation

Edison47, Inc. is a results-oriented property management company serving the South Puget Sound region. We are currently seeking a Maintenance Technician to support communities in Tacoma/South Puget Sound area.

Responsibilities:

The Maintenance Technician assists in all aspects of property maintenance, including apartment homes, common areas, grounds, amenities, and building systems, while providing exceptional customer service to residents.

Maintenance Technician General Duties & Responsibilities:

• Complete resident service requests in a professional and timely manner

• Assist with monitoring and scheduling maintenance projects and vendors as needed

• Prepare vacant apartments for new residents

• Perform routine, preventative, and emergency maintenance repairs

• Assist with preventative maintenance programs related to HVAC, plumbing, electrical, mechanical, and life-safety systems

• Maintain community grounds, common areas, parking lots, and building exteriors

• Ensure compliance with Fair Housing laws and company policies

• Provide excellent customer service to residents and team members

• Communicate effectively and troubleshoot maintenance issues independently

• Participate in an on-call rotation for after-hours maintenance emergencies, including evenings, weekends, and holidays as scheduled

Education and/or Experience

• High School Diploma or equivalent required

• Previous experience as a Maintenance Technician required

• Experience with carpentry, plumbing, electrical, painting, appliance repair, and drywall repair preferred

• Swimming pool experience is a plus

• Valid driver's license required

• Ability to participate in a shared on-call rotation for 24/7 maintenance emergencies (typically one week out of every four weeks)

• Willingness to travel to sister communities as needed (mileage reimbursement provided)

• Strong customer service, communication, and organizational skills

• Self-motivated with strong attention to detail

Physical Requirements

• Frequently required to stand, walk, bend, kneel, crouch, crawl, and climb

• Must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 75 pounds

• Ability to work indoors and outdoors in various weather conditions
