JOB DESCRIPTION

Summary/Objective: The Construction Operations Manager assists in planning construction and coordinating activities related to building and completion of new homes. The Manager also ensures oversight, adherence to timelines, and safety and quality control of the construction site. Partnering with the Senior Site Superintendents, the Construction Operations Manager will also supervise the daily tasks of construction subcontractors, staff, and volunteers for new house construction.

Roles and Responsibilities

  • Partners with Senior Site Supervisors to ensure that houses are built according to the requirements and specifications established by construction drawings, building codes, and company standards.

  • Perform daily exterior and interior inspections of each house, noting and addressing any safety concerns, maintenance issues, or subcontractor questions.

  • Responsible for keeping sites safe, clean, and presentable during construction.

  • Responsible for locking all houses and tool storage units at the end of the workday.

  • Schedule municipal code inspections.

  • Guide and direct field employees, trade contractors, and suppliers.

  • Responsible for quality workmanship. Strive for no-defect construction.

  • Order materials and supplies and schedule deliveries. Inspect and verify all deliveries.

  • Take pictures of the deliveries to document the condition and quantity of materials. Save delivery receipts and invoices.

  • Maintain and document daily schedules for all houses.

  • Schedule and be present for, and shadow all needed inspections before sheetrock and pre-closing homebuyer walk-through.

  • Confirm all closing dates with the Director of Construction or Senior Site Superintendents.

  • Coordinate and assist in completing both general and house-specific punch list work.

  • Discuss deficiencies with Senior Site Superintendents nd work to ensure corrections are made.

  • Schedule, coordinate, and lead Homeowner Orientation. Complete necessary paperwork.

  • Schedule, coordinate, and lead Homeowner Acceptance when a house is move-in ready. Complete the necessary paperwork.

  • Timely documentation and email responses

  • Communicate effectively and create an environment that promotes a successful experience for your team, our homebuyers, donors, and subcontractors.

  • Assist the Development team as needed.

  • Ensure all construction-related materials and tools are prepared ahead of time and on-site for volunteer build days.

  • Evaluate and implement good safety practices and constantly stress the same with contractors, volunteers, and other staff.

  • Attends required meetings and training(s).

  • Be flexible and willing to perform other duties as assigned.

Supervisory Responsibility

Supervising trainees, staff, volunteers, and subcontractors may be called upon.

Work Environment

This position usually operates both in a construction and administrative setting. This role routinely uses tools related to construction and standard office equipment such as computers, phones, photocopiers, and filing cabinets.

Physical Demands

While performing the duties of this job, the employee will regularly be required to stand, sit, talk, and hear. The employee will be required to reach with their hands and arms. The employee will occasionally be required to climb, balance, stoop, kneel, crouch, or crawl. The employee must also occasionally lift and move up to 75 pounds.

Position Type and Expected Hours of Work

This is a full-time position. Days and hours of work are Monday through Friday, based on the needs of the business. Evening and weekend work may be required as job duties are in demand.

Required Education and Experience

· 5 years of experience in construction/contracting or related experience

· High School Diploma or General Equivalent Diploma

· Knowledge of MS Word, Excel, Outlook, and PowerPoint

Preferred Experience

  • Nonprofit and/or Habitat for Humanity

  • Construction Management experience

  • Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.

  • Database entry, i.e., Salesforce

Work Authorization/Security Clearance

Able to meet employment verification requirements and pass pre-employment background, drug, and sex offender registry checks. Has a valid driver’s license and is able to pass a Motor Vehicle Records (MVR) check.
