Position Title: Owner’s Representative – North Kansas City, MO Data Center (IMMEDIATE HIRE)
Location: North Kansas City, Mo. No Travel.
JOB SUMMARY
The Owner’s Rep (OR) acts as the client’s point-of-contact and onsite advocate from pre-construction through turnover and closeout. The OR ensures the facility’s mechanical, electrical, plumbing, fire protection, controls, and supporting building systems are designed, procured, installed, integrated, commissioned, and documented to meet the owner’ requirements for scope, schedule, budget, operability, and maintainability.
The OR will receive limited directions on day-to-day work and general instructions on new projects, tasks, or assignments. Will execute and assist team leadership on projects, tasks or assignments of complex scope. Will work independently at times or will work under limited supervision. The OR will communicate and operate in line with organizational and client goals and values, as well as departmental objectives.
Owner’s Representative (OR) – Data Center Construction:
- Specialized MEP technical knowledge
- Extensive project management experience
- Strong soft skills to manage complex mission critical projects, including people management
ESSENTIAL FUNCTIONS
Project Management Skills:
- Proven ability to lead all project phases:
- Planning and design coordination
- Construction phase
- Commissioning phase
- Closeout to Certificate of Occupancy
- Facility turnover
Leadership & Decision Making:
- Strong leadership qualities to foster collaboration among diverse teams
- Confidence to make critical, data-driven decisions under pressure
Mission Critical Experience:
- A minimum of 10 (ten) years of experience in construction project management
- At least 5 of the 10 years' experience must be in mission critical / data centers
- Strong background in mission critical (non- data centers) considered
MEP Systems Experience:
- Strong technical knowledge of Mechanical, Electrical, and Plumbing (MEP) systems
- Strong understanding of DC/AC power systems
- Strong commissioning process experience, to oversee quality control and identifying scope gaps
Contract Administration:
- Experience with reviewing, analyzing and enforcing complex construction contracts and terms
- Protect the owner’s interests at all times
Budget & Cost Control:
- Experience in developing, managing and tracking project budgets
- Focus on managing change orders and cost estimates for scope gaps
- Experience in review of payment applications
Schedule Management:
- Proficiency in developing and monitoring master project schedules
- Skilled in use of industry-standard tools as Primavera P6 or MS Project
- Constant focus on the critical path and key milestones
Risk Management & Problem Solving:
- The ability to proactively identify potential risks (supply chain issues, safety concerns, design flaws)
- Ability to identify and implement effective mitigation strategies to solve the problems through critical thinking
- Communication and collaboration with stakeholders for optimum solutions
Communication & Stakeholder Management:
- Excellent written and verbal communication skills
- Act as the primary liaison between owners, general contractors, architects, engineers, and local authorities
- Ensure clear and consistent information flow throughout the project
Site Safety Oversight:
- Strong understanding of the importance of compliance with site safety regulations
- Ability to identify and resolve safety issues with the appropriate on site contractors
Quality Assurance & Quality Control (QA /QC):
- The ability to conduct regular site inspections, ensure work meets quality standards
- Monitor the commissioning and closeout process in advance of operational readiness
Technology, Digital Tools & AI-Enabled Efficiency
- Leverage AI-enabled and digital tools to enhance efficiency, reduce manual effort, and support consistent, high-quality work output.
- Identify opportunities to improve processes and demonstrate a continuous learning mindset, seeking out new technologies, skills, and methods that elevate individual and team performance.
- Adapt to emerging technologies and evolving digital workflows, actively supporting the integration and adoption of innovative tools across the organization.

POSITION REQUIREMENTS (INTERMEDIATE LEVEL FOR ALL THE FOLLOWING)
- Strong working knowledge of commissioning processes for electrical, mechanical, and controls systems in mission-critical environments.
- Knowledge of industry trends, project management and construction procedures, and best practices.
- Knowledge of materials, methods and tools involved in the construction of mission critical, commercial buildings, or other structures.
- Knowledge of the importance of the Method of Procedure (MOP) process and work notifications.
- Skilled in clear, concise communication with both technical and non-technical audiences, with the ability to represent the owner directly with contractors and clients.
- Skilled in managing schedule inputs and enforcing commissioning standards across multiple stakeholders to ensure successful project execution.
- Skilled at using construction management software such as Procore.
- Skilled in completing assignments accurately and with attention to detail.
- Skilled at using MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), along with exceptional organizational skills for file management.
- Ability to leverage AI and emerging technologies to streamline workflows, optimize operational processes, and contribute to company-wide innovation
- Ability to follow company and site safety requirements.
- Ability to analyze and prepare documents, reports, and correspondence.
- Ability to work successfully as a member of a team and independently with moderate supervision.
- Ability to work under pressure and meet close deadlines.
- Ability to work independently and collaboratively with onsite and remote team members.
- Ability to analyze complex information and develop plans to address identified issues.

- Frequently manipulating small parts/tools
- Frequently required to remain in a stationary position
- Frequently moving through data center and outdoor environments (heat, cold, precipitation), including navigating tight spaces, accessing areas via stairs or ladders, and occasionally working in overhead or under-equipment positions.
- On occasion the employee may move equipment weighing up to 50 pounds.
LIMITED TRAVEL REQUIREMENTS – NO TRAVEL FOR THIS KCMO SITE
- Must have a valid driver’s license and the ability to rent vehicles.
- Must be located in Kansas City, or willing to relocate.
- North Kansas City, Missouri
- NO out-of-town travel required
- Ability to relocate to Kansas City, Mo area within 1–3 months if not already living in the greater KC Mo region.
- Effective May 7, 2025, and in accordance with U.S. federal regulations for domestic air travel, a valid REAL ID (or an acceptable alternative, such as a passport) is required for any limited travel associated with this position.
- Travel may involve transportation by car or plane depending on the destination and nature of the business needs.

CERTIFICATIONS & SAFETY
- Ability to achieve NFPA 70E and/or OSHA training as required; strict adherence to HSE/LOTO policies.
- Certifications OSHA 10, OSHA 30, NFPA70E, are preferred
- IF not already certified, must have the ability to achieve NFPA 70E and/or OSHA training as required; strict adherence to HSE/LOTO policies.
EDUCATION / EXPERIENCE:
- Bachelor's degree in construction management, ME / EE Engineering, or Architectural Engineering preferred – in addition to 10 (ten) years of field experience.
- Familiarity with industry standard project management software and tools required
- Procore, MS Project, Primaveara (P6) preferred for effective tracking, reporting, and documentation
- Experience with other industry standard construction management software desired
