Job Overview:
The Site Maintenance Manager (SMM) oversees day-to-day operations, maintenance, repair activities, and contractor personnel supporting facilities operations at DSCC. The SMM coordinates all field activities, supervises subcontractors and technicians, ensures quality and safety compliance, and supports execution of Preventive Maintenance Orders (PMOs), Demand Maintenance Orders (DMOs), and Project Work Orders (PWOs). The SMM serves as the primary onsite maintenance lead and is responsible for ensuring all maintenance activities are performed in accordance with contract requirements, applicable codes, and Government standards.
Support Hours: Applicant shall be available during core work hours as established the Government customer.
Essential Duties & Responsibilities:
- Supervise onsite maintenance personnel and subcontractors supporting HVAC, BAS, plumbing, electrical, kitchen equipment, and facility maintenance services.
- Coordinate and manage daily operations, preventive maintenance, corrective maintenance, and emergency response activities.
- Ensure work is performed in accordance with the PWS, UFC, OSHA, NFPA, EPA, ASHRAE, and manufacturer standards.
- Monitor PMO, DMO, and PWO completion timelines and quality standards.
- Ensure accurate and timely documentation of maintenance activities in Enterprise Business System (EBS).
- Coordinate maintenance activities with Government representatives and facility tenants.
- Support outage coordination, emergency repairs, and continuity operations.
- Conduct inspections of work performed to ensure compliance with quality and safety requirements.
- Ensure contractor compliance with safety plans, environmental requirements, and cybersecurity procedures.
- Assist with preparation of Monthly Status Reports (MSRs), staffing plans, and quality control documentation.
- Participate in Government exercises, inspections, audits, and readiness events.
- Ensure proper staffing and personnel accountability during normal and emergency operations.
- Support warranty management, inventory tracking, and asset management activities.
- Maintain 24/7 availability for emergency coordination and response.

Minimum Requirements/Education:
- Associate degree from an accredited technical school in Facilities Management or related field OR a minimum of fifteen (15) years of experience as a foreman or superintendent on similar contracts.
- Minimum five (5) years of experience servicing and/or renovating commercial buildings and supervising diversified maintenance personnel.
- OSHA 30-hour Construction Safety certification.
- Experience with facility operations, maintenance scheduling, and service order management.
- Strong understanding of commercial and industrial facility maintenance operations.
- Working knowledge of HVAC, BAS, electrical, plumbing, and mechanical systems.
- Knowledge of OSHA, NFPA, EPA, UFC, and applicable building codes.
- Ability to obtain and maintain a Common Access Card (CAC).
Preferred Skills:
- Experience supporting DoD or Federal facility maintenance contracts.
- Experience with Enterprise Business System (EBS) or CMMS platforms.
- Experience managing subcontractors and multi-trade maintenance teams.
- Knowledge of Building Automation Systems (BAS).
Security Requirement:
- Must be able to obtain and maintain appropriate installation access and applicable IT/security credentials.
