Summary:
The Associate- Development role will support various aspects of the development process, from initial project conception through execution, providing a foundation for professional growth within the real estate development industry. This role supports OKO Group's active pipeline of luxury residential and mixed-use developments across South Florida, working across multiple concurrent projects from acquisition through delivery.

Essential Duties/Responsibilities:
• Project Assistance: Support the development team in managing all phases of the project lifecycle, including site acquisition, due diligence, design, financing, and construction.
• Market Research: Conduct market analyses to identify trends, opportunities, and potential risks associated with new development projects.
• Financial Analysis: Assist in preparing financial models, pro formas, and budget analyses to assess the feasibility and profitability of projects.
• Documentation: Prepare and organize project documentation, including reports, presentations, and project schedules, ensuring all materials are accurate and up to date.
• Coordination: Collaborate with internal teams and external stakeholders, including architects, engineers, contractors, and regulatory agencies, to facilitate smooth project execution.
• Regulatory Compliance: Assist in navigating zoning and permitting processes, ensuring compliance with local regulations and codes.
• Site Visits: Participate in site visits and project meetings to monitor progress, address issues, and support the development team.
• Research and Reporting: Compile research findings and create reports to support decision-making and project proposals.
• All other duties assigned by management.
Required Tools & Technical Skills:
• Proficiency in Excel-based financial modeling and pro forma analysis
• Working knowledge of Bluebeam (or comparable markup software) for plan review and redlining
• Experience with Microsoft Project or Smartsheet for schedule tracking
• Familiarity with Argus Enterprise a plus

• Entitlement & Permitting Knowledge - Working understanding of zoning, entitlement, and permitting processes in South Florida jurisdictions.
Minimum Qualifications:
• Education: Bachelor's degree in Architecture, Urban Planning, Economics, Finance, or Real Estate (or a closely related field).
• Experience: 2-3 years of experience in real estate development, architecture, or real estate finance preferred; candidates with 1+ year and strong, directly relevant internship experience may be considered.
