Job Description
The Maintenance Supervisor is responsible for overseeing and participating in the day to day corrective
and preventative maintenance operations on their assigned property. This position leads the
maintenance team in providing safe, timely and high quality service to residents while ensuring that
apartments, common areas building systems, grounds, and equipment are properly maintained.
The Maintenance Supervisor coordinates daily work assignments, prioritizes, completes, and monitors
work orders, oversees preventative and corrective maintenance, and responds to maintenance
emergencies. This position also works closely with property management, residents and vendors to
ensure maintenance needs are addressed promptly and professionally.
Supervisory Responsibilities:
- Supervise, assign, and coordinate daily work for maintenance staff.
- Train, coach, and evaluate employees to ensure performance and productivity.
- Schedule staff, prioritize work orders, and coordinate shift and on-call coverage as needed.
- Ensure employees follow safety procedures, company policies, and maintenance standards.
- Conduct or assist with property inspections and follow up on identified maintenance or safety concerns.
- Ensure maintenance staff maintain a professional appearance and provide courteous, respectful service to residents.
Duties/Responsibilities:
- Oversee and participate in preventative and corrective maintenance of residential units, common areas, building systems, equipment, and grounds.
- Respond to resident maintenance requests and prioritize work based on urgency, resident needs and operational requirements.
- Monitor and ensure timely completion of work orders, apartment turns, make ready work and routine maintenance.
- Troubleshoot and address plumbing, electrical, HVAC, appliance, carpentry, painting, drywall, and general building maintenance issues.
- Conduct regular inspections of apartments, common areas, mechanical rooms, equipment, and property grounds to identify maintenance and safety concerns.
- Maintain accurate and timely maintenance records, work orders, preventative maintenance schedules, inventory, and other documentation as required.
- Coordinate with vendors and contractors for repairs, preventative maintenance, inspections, and property projects.
- Monitor vendor and contractor work to ensure repairs and services are completed safely, timely, and according to property standards.
- Maintain appropriate inventory of maintenance supplies, parts, tools, and equipment and assist with controlling maintenance expenses.
- Identify recurring maintenance issues and recommend repairs, improvements, and cost saving measures.
- Assist with emergency maintenance situations, including plumbing leaks, loss of hear or air conditioning, electrical issues, and other urgent property needs.
- Build and maintain positive relationships with residents by providing professional, courteous, and responsive customer service while addressing maintenance concerns and requests.
- Ensure maintenance areas, mechanical rooms, common areas, and work areas are kept clean, safe, and organized.
- Excellent leadership, communication, customer service, and organization skills.
- Knowledge of residential property maintenance, including mechanical, electrical, plumbing, HVAC, appliances, and general building maintenance.
- Ability to troubleshoot equipment, building systems and maintenance issues.
- Ability to prioritize work orders and manage multiple maintenance needs and projects effectively.
- Excellent time management skills with a proven ability to meet deadlines.
- Strong problem solving skills and decision making abilities.
- Strong supervisory and leadership skills with the ability to train, coach, and hold employees accountable.
- Ability to work independently while also leading and supporting a maintenance team.
- Basic computer skills and ability to use work order, property management and email systems.
Education and Experience:
- High school diploma or equivalent required
- EPA Certification preferred
- Certified Pool Operator (CPO) Certification preferred
- 3-5 years of residential, apartment, facilities, or general maintenance experience required.
Physical Requirements:
- Ability to stand, walk, bend, kneel, climb, and work in various positions for extended periods.
- Ability to lift, carry, push, pull tools, equipment, and materials as required.
- Ability to safely use hand and power tools.
- Ability to work in confined spaces, elevated areas, and varying environmental conditions.
- Ability to perform physical maintenance tasks and respond to facility emergencies
