Job Description

Position Description:

Get More Deals Closed. Faster.

We are looking for a highly driven, organized, financially savvy Sales Transaction Manager who takes personal ownership of getting deals across the finish line.

The Sales Transaction Manager owns finance transactions from the point a community application is approved through lender submission, underwriting, conditions, closing, and funding. This person is responsible for identifying what is preventing a deal from closing and taking the action necessary to get the issue resolved.

You will work directly with buyers, salespeople, community managers, lenders, and internal teams to create urgency, solve problems, remove obstacles, and keep transactions moving.

If you see a stalled transaction and immediately think, “What is holding this up, who owns the problem, and what do I need to do to get it resolved?”, you may be the person we're looking for.

If you are comfortable sending an email and waiting for someone else to respond, this is probably not the right role for you.

What You Will Own
• Own finance transactions from approved community application through closing and funding.
• Gather, review, organize, and submit complete buyer documentation to lenders.
• Manage transactions through the lender underwriting and condition process.
• Proactively identify missing documentation and potential issues before they create delays.
• Communicate directly with buyers to obtain required documents and information.
• Establish clear deadlines and expectations with buyers and internal stakeholders.
• Maintain complete visibility into every active transaction and its next required action.
• Aggressively follow up with lenders regarding transaction status, outstanding conditions, and closing requirements.
• Escalate stalled transactions directly to lender management when appropriate.
• Work directly with community managers and sales teams to resolve transaction issues.
• Hold internal partners accountable for providing information or completing actions necessary to move a transaction forward.
• Identify the root cause of delays and determine practical solutions rather than simply reporting problems.
• Drive transactions through clear-to-close, closing documentation, and funding.
• Maintain accurate transaction information in Boom CRM, Dotloop, DocuSign, lender portals, Outlook, Teams, and other systems.
• Communicate transaction status, risks, deadlines, and required actions to sales leadership.
• Identify recurring bottlenecks and recommend improvements to increase transaction speed and sales capacity.
• Help develop scalable transaction processes as finance sales volume grows.

How Success Will Be Measured
This position is measured by results—not activity.
Key performance measures will include:
• Average time from lender application/approved community application through closing and funding.
• Percentage of eligible finance transactions closed within the company's target timeframe.
• Percentage of approved finance transactions that reach closing and funding.
• Number of finance transactions successfully funded.
• Aging of active transactions.
• Number of transactions stalled beyond established timeframes.
• Speed of resolving buyer documentation and lender conditions.
• Reduction in transaction cycle time.
• Contribution to increasing finance sales volume.

The ultimate objective is simple:
More finance deals. Closed faster. Funded consistently.
Our current finance closing volume is approximately 25 transactions per month, with significant growth planned. This role will help build the transaction capacity necessary to support that growth.

What We're Looking For
You are someone who:
• Takes extreme ownership of outcomes.
• Has a strong sense of urgency.
• Is persistent without being unprofessional.
• Is comfortable pushing lenders, customers, and internal teams.
• Is willing to escalate when something is not moving.
• Doesn't accept “we're waiting” as an answer without understanding exactly what is being waited on.
• Naturally looks for solutions instead of assigning blame.
• Can manage multiple transactions, deadlines, and competing priorities simultaneously.
• Is highly organized and exceptionally detail-oriented.
• Is comfortable working with financial information and numbers.
• Communicates clearly and confidently.
• Can have difficult conversations while maintaining professionalism.
• Works independently and doesn't require constant direction.
• Is motivated by measurable results.
• Enjoys a fast-paced, deadline-driven environment.
• Gets personally frustrated when a good deal is sitting unnecessarily.
• Has a genuine “Get It Done” mentality.

Financial & Transaction Knowledge
Strong candidates will have experience or familiarity with financial transactions and concepts such as:
• Loan-to-value
• Down payments
• Interest rates
• Loan terms
• Monthly payment calculations
• Debt-to-income
• Credit conditions
• Appraisals
• Home values
• Trade-ins and payoffs
• Closing costs
• Lender conditions
• Title and insurance requirements

You do not need to be a loan underwriter.
You do need to be financially capable enough to understand a transaction, recognize when something doesn't make sense, identify potential problems, and ask intelligent questions.

Preferred Background
Experience in one or more of the following environments is preferred:
• Mortgage loan processing
• Consumer lending or finance
• Auto finance / F&I
• Mortgage or loan coordination
• Real estate transactions
• Title or escrow
• Banking
• Loan servicing
• High-volume sales operations
• Closing or transaction management
• Manufactured housing
Manufactured housing experience is not required.
We are more interested in your demonstrated ability to manage complex transactions, solve problems, create urgency, and get results.

Work Environment
This is a fast-paced, deadline-driven position supporting a growing national sales organization.
Normal hours are Monday–Friday. Occasional early or late follow-up may be necessary when a transaction is at risk of missing a closing deadline. Occasional weekend work may occur when lenders or other transaction partners are operating.
This is a role where urgency, accountability, and follow-through matter.

Why This Role Matters
Every approved finance transaction represents a customer who is waiting for their home and a sale that needs to become revenue.
When a transaction sits unnecessarily, everyone loses:
• The customer waits.
• The salesperson waits.
• The company waits for revenue.
• Inventory remains tied up.
• Sales capacity is reduced.
The Sales Transaction Manager is the person who helps turn approved applications into funded sales.
If you love solving difficult problems, moving quickly, holding people accountable, and seeing your work directly translate into closed business, we want to meet you.
