Position : Area Sales Manager
Status: Full-Time | Salary | Exempt
Location : 2252 N Broadway, Moore, OK 73160 and the Oklahoma City Metro
Hours: Varies based on business needs; evenings and weekends required. Must maintain a flexible schedule.
General Purpose
The Area Sales Manager is responsible for leading community sales consultants, driving traffic and conversion strategies, ensuring operational excellence, and maintaining strong local market presence throughout assigned communities. This position works directly with executive leadership, construction teams, marketing staff, lenders, and sales consultants to maximize sales pace and customer satisfaction.
Supervision Received
Works under the direct supervision of the Director of Sales and Marketing and Ownership.
Supervision Exercised
Provides leadership, training, coaching, and performance oversight to Sales Consultants and related sales staff within the OKC Metro Division.
Essential Duties and Responsibilities
- Lead and coach sales consultants across assigned communities
- Conduct daily morning huddles with your area for high energy, action-oriented agenda
- Conduct field coaching and weekly accountability meetings
- Review sales traffic, appointments, contracts, and assist closings
- Monitor conversion ratios and customer follow-up performance
- Coordinate marketing initiatives and promotional events
- Oversee signage, model presentation, and community branding
- Work with construction teams regarding inventory readiness
- Assist with recruiting, interviewing, and onboarding new sales consultants
- Analyze competitor pricing, incentives, and market activity
- Support realtor outreach and broker relationships
- Assist with difficult negotiations and customer escalations
- All other duties assigned.

Daily Job Tasks
Morning:
- Review previous day traffic, appointments, contracts, and leads
- Review CRM activity and follow-up compliance
- Visit communities and inspect presentation standards
- Review community signage in and around communities
- Coordinate with construction regarding inventory status
Midday:
- Conduct sales coaching and training, one-on-ones
- Assist with live customer negotiations and presentations
- Coordinate with lenders, title companies, and construction to move sales and closings forward
- Review marketing campaign performance and lead sources
Afternoon:
- Review sales reports and KPI performance
- Handle escalated customer concerns
- Conduct recruiting interviews and onboarding support
- Prepare reports and updates for executive leadership
Minimum Qualifications
Bachelors degree in Business, Marketing, Management, Economics, or related field preferred.
Minimum 35 years of new home sales or residential sales leadership experience
Prior experience managing multi-site sales teams strongly preferred.
Knowledge, Skills, and Abilities
- Strong leadership and team development skills
- Knowledge of the Oklahoma City metro housing market preferred
- Excellent communication, negotiation, and organizational skills
- Experience with CRM systems and lead management
- Ability to work weekends and flexible schedules
- Proven track record of achieving and exceeding sales goals.
- Knowledge of sales strategy, coaching, recruiting, and performance management.
- Understanding of residential home buying process, financing basics, and customer decision-making.
- Experience using CRM platforms and sales reporting tools.
- Strong presentation, negotiation, and closing skills.
- Ability to analyze sales data and market trends to make strategic recommendations.
- Excellent communication, interpersonal, and relationship-building skills.
- Strong organizational skills with ability to prioritize multiple projects and deadlines.
- Self-motivated, results-driven, and highly accountable.
- Ability to adapt to changing priorities and work effectively with diverse personalities.
- Proficiency with technology including computers, smartphones, and Microsoft Office applications.
Work Environment
Combination of model home and field environment. Frequent travel within the Houston Division required. Noise level is typically moderate. Occasional outdoor work in varying weather conditions.
Physical Demands
Occasionally required to sit, stand, walk, bend, kneel, reach, and use hands/fingers to operate equipment. Must be able to lift and carry materials or equipment up to 30 pounds. Subject to driving to various locations in varying weather conditions. Safety sensitive position.
