A full-time position is available in Hingham for an independent individual, highly self-motivated with superior technical, hands-on knowledge of electrical, plumbing, carpentry, HVAC, and general maintenance work. Outstanding opportunity for an individual who has demonstrated the ability to promote and maintain good resident relations and effectively prioritize and organize both maintenance and administrative work. Individuals must have the ability to communicate effectively with a wide range of First Realty employees, site staff, residents, vendors, contractors, suppliers, and others responsible for servicing the company and property. The individual should be service-minded and take pride in their work.

Job Functions:

  • Full-time position with regularly scheduled hours. Monday – Friday, 8:00 AM – 5:00 PM.
  • Works on budgets and manager’s plan items with the manager.
  • Responsible for accurate inventory control of tools, supplies, and materials, in conjunction with the manager.
  • Overall condition and operation of mechanical, utility, storage, and maintenance areas.
  • Assigning and tracking maintenance work through completion, whether performed directly, by other staff, or by outside contractors.
  • Meets and communicates with the site manager daily to update each other on on-site issues. Identifying needed equipment, supplies, repairs, and outside services and making recommendations to the Property Manager.
  • Works with manager to coordinate contracts and oversee contractor activities.
  • Taking ownership of maintenance issues through resolution, including coordinating qualified outside contractors when work cannot be handled internally.
  • Assumes on-call responsibilities for unforeseen emergencies, such as weather-related with others where applicable.
  • Responds to daily emergency and routine service work orders in a professional and timely manner.
  • Oversight of seasonal property maintenance, including snow/ice response and coordination with outside vendors.
  • Supervising and training maintenance/janitorial personnel, where applicable.
  • Performs preventative maintenance schedule per site requirements.
  • Maintains site appearance by collecting and discarding refuse from common areas and throughout the site daily.
  • Completes routine inspection of building systems and mechanical areas, not just general site inspections.

Other Job Functions:

  • Work overtime as required for snow removal and on-call.
  • Maintains a clean and well-groomed appearance, and wears company-issued uniforms.
  • Is courteous to residents at all times.
  • May be asked to perform work assignments at other sites, subject to any applicable contract provisions.

Requirements:

  • Ability to respond effectively to site emergencies.
  • Ability to take initiative and be a self-starter.
  • Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance duties.
  • Ability to prioritize responsibilities.
  • Ability to get to the site in a timely manner to respond to emergencies.
  • Ability to utilize basic computer skills enabling the use of First Realty computer programs, such as Vantaca.
  • Ability to read product instructions and safety materials.
  • Ability to fill out and complete work orders accurately.
  • Ability to communicate effectively with site staff and residents.
  • Ability to supervise and direct third-party vendors and contractors.
  • Ability to follow directions.
  • Ability to safely operate power tools, such as saws and drills.
  • Must be proficient with computers and be able to learn and effectively utilize various software programs such as Microsoft Outlook, ADP, and Vantaca.
  • Must pass a pre-employment physical.
  • Valid Driver's License is required, with a driving record that is in good standing.
  • Willingness to exhibit flexibility in scheduling as needed, including availability for on call hours, and assisting at other sites for coverage, in emergencies, or as needed.
