About the Role

The Abstractor conducts research of public land records to support the preparation of property title abstracts for Iowa real estate transactions. This position reviews and summarizes legal documents affecting property ownership and title history while developing an understanding of Iowa title standards and abstracting practices.

What You'll Do

Research & Abstracting

  • Research and analyze public land records to accurately identify ownership history, liens, easements, judgments, and other matters affecting title
  • Prepare, update, and complete abstract products including new abstracts, continuations, roots, finals, and other title products in accordance with Iowa title standards
  • Retrieve documents from the archives and convert them to scanner images
  • Travel to local county courthouses as needed to retrieve and verify documents
  • Ensure timely and accurate delivery of abstracts to meet client and transaction deadlines
  • Maintain accurate records and documentation of research activities
  • Interpret legal descriptions and ensure accurate indexing of all recorded documents impacting the chain of title
  • Resolve discrepancies and identify gaps in title records by conducting additional research through county records and other available resources

Collaboration & Client Support

  • Collaborate with examiners, title staff, and operations teams to ensure complete and accurate abstract products
  • Answer client questions as needed, providing information in a professional manner

Professional Development

  • Maintain up-to-date knowledge of Iowa land records and recording practices
  • Stay informed about changes in Iowa real estate laws, regulations, and industry best practices relevant to title abstracting
  • Assist with other tasks/projects as needed
Requirements:

What You Bring

Required Qualifications

  • Associate or bachelor's degree in a related field (e.g., paralegal studies, real estate, or legal studies)
  • 2–3 years of experience in title abstracting, title research, or a related real estate/title industry role
  • Demonstrated experience preparing abstract products including new abstracts, continuations, roots, finals, and related title products
  • Strong attention to detail and analytical skills
  • Excellent organizational and time-management abilities
  • Effective written and verbal communication skills
  • Ability to work both independently and collaboratively in a team environment
  • Proficiency with Microsoft Office Suite (Word, Excel, Outlook)
  • Ability to interpret legal documents, deeds, mortgages, plats, easements, and court filings affecting real property
  • Successful completion of a background check

Additional preferred qualifications:

  • Working knowledge of Iowa land records, legal descriptions, recording practices, and title standards
  • Knowledge of county land record systems and abstracting software
  • Strong analytical and problem-solving skills with the ability to identify title issues and inconsistencies
  • Ability to manage multiple abstract files while maintaining accuracy and meeting production deadlines

Work Environment & Schedule

  • Full-time position
  • Monday-Friday schedule
  • Primarily office-based work with frequent computer use
  • Frequent use of computer, phone, scanner, and standard office equipment
  • Must be able to lift up to 15 pounds at times
  • Have reliable transportation to travel to local county courthouses or relevant locations as needed.
  • Primarily sedentary work performed in an office setting
