Director of Preconstruction at Resolute Building Company – Chapel Hill, North Carolina

The Director of Pre-construction provides conceptual estimating, hard dollar estimating, feasibility studies, value-engineering, cost comparisons for different building systems, cost and construction scenario comparisons. They will assist with city and state processes and regulations, scheduling, planning, phasing, assistance in preparation of the total project proforma. They will be an active participant in the design development process with the Architect and other design consultants.

Director of Estimating/Preconstruction will:

• Manage the bid process beginning with receiving the lead thru the execution of the contract.
• Facilitate the project turnover to the Operations Team in an intentional, comprehensive and timely manner.
• Assign responsibilities, target areas of improvement and training, and supervise the performance of the Estimators.
• Read and gain knowledge of plans and specifications manuals.
• Research items and price products through vendors.
• Manage several activities/projects at once, to organize and prioritize work.
• Define scopes of work for construction trades and prepare subcontract bid packages.
• Complete estimates by deadlines.
• Present to groups in person and via conference calls.
• Procure and track relevant bid information.
• Negotiate bid prices with subcontractors to include assisting Operations with the buyout.
• Demonstrate willingness to assist in other parts of the company as needed.

Requirements:

• 10 years of experience in the construction industry.
• Completion of a bachelor’s degree from an accredited university.
• Excellent communication abilities, including writing, speaking and active listening.
• Strong leadership and management skills.
