We are seeking a dependable, customer-focused Leasing & Caretaker to support the daily operations of our apartment community. This unique role combines leasing, administrative, resident relations, and property care responsibilities. The ideal candidate is organized, friendly, self-motivated, and takes pride in maintaining a clean, welcoming community.

Position Overview

The Leasing &Caretaker serves as a key point of contact for current and prospective residents while helping maintain the appearance, cleanliness, and overall operation of the property. This position works closely with the Property Manager to support leasing efforts, administrative functions, and community upkeep.

Live-on-site accommodation may be available and/or required depending on the property.

Requirements:

Leasing & Resident Relations

• Answer phones, emails, and leasing inquiries professionally.

• Respond to prospective resident leads and schedule property tours.

• Show available apartment homes and explain community features and amenities.

• Advertise and maintain property listings on Apartments.com and other marketing platforms.

• Assist with application processing, resident screening, and lease documentation.

• Communicate with residents regarding community updates, newsletters, and announcements.

• Provide excellent customer service and assist with resident concerns.

Administrative Duties

• Maintain accurate resident files, rosters, and leasing records.

• Perform data entry and update property management software.

• Monitor and respond to Outlook emails and voicemail messages.

• Process receipts and secure rent payments according to company procedures.

• Maintain inventory and order office and cleaning supplies as needed.

• Provide daily communication and reporting to the Property Manager.

• Document follow-up items and maintain organized records.

Property & Community Care

• Clean and sanitize common areas, including hallways, entrances, laundry rooms, windows, and doors.

• Open and secure community areas according to property schedules.

• Assist residents with lockouts as needed.

• Monitor property conditions and report maintenance issues.

• Perform regular inspections of hallways, balconies, laundry facilities, and common areas.

• Maintain grounds through litter removal, plant care, weeding, and cleaning of outdoor amenities.

• Empty and clean ash receptacles and pet waste stations.

• Apply salt and sand to sidewalks and walkways during winter conditions.

• Maintain organized supply rooms, janitorial closets, and inventory storage areas.

• Clean mechanical and elevator rooms according to maintenance schedules.

• Assist with apartment turnover preparation and ensure units are move-in ready.

Qualifications

• High school diploma or equivalent required.

• Previous leasing, property management, customer service, hospitality, or maintenance experience preferred.

• Strong verbal and written communication skills.

• Experience with Microsoft Outlook and basic computer applications.

• Experience with AppFolio and Apartments.com is a plus.

• Strong organizational and time-management skills.

• Friendly, professional, and resident-focused attitude.

• Ability to work independently and handle multiple responsibilities.

Physical Requirements

• Ability to walk the property and stand for extended periods.

• Ability to bend, stoop, reach, climb stairs, and perform light maintenance and cleaning tasks.

• Ability to lift up to 50 pounds.
