Responsibilities

The Hines Early Experienced Rotation Program is designed to offer a hands-on learning experience, the ability to gain exposure to multiple disciplines within the firm, and the opportunity to make a meaningful impact. Throughout the program, rotational employees will have the opportunity to interface with senior leaders, be mentored by industry experts, and work closely with seasoned professionals. The Rotation Program is a two-year program, spending 1 year in each area within development and investment management.

  • Full-time hires will start as a cohort in June of 2027.
  • Rotation locations may include Chicago, Houston, New York City, DC Metro, Atlanta, Los Angeles or San Francisco.
  • Placement in each location is determined by business demand, and one can look forward to changing geographic locations at least once during the two-year program.
  • Throughout both rotations, you’ll be an integral part of your team and have a wide variety of hands-on experiences. You’ll develop a thorough understanding of the fundamentals of relationship management, underwriting and portfolio management.
  • You’ll receive ongoing mentorship and career development from seasoned leaders, helping you build the necessary skills, competencies and experiences to accelerate your career. Challenging team and individual projects, client interaction, broad business exposure, along with an immersion into multiple areas of the business.
  • Upon program completion, you’ll be given the opportunity to explore roles within Hines across all business areas and geographies.

Within Investment Management, rotations might include:

    • Fund management, portfolio management/modeling, debt financing, investor relations, capital markets, Digital Strategy, ESG, SPO.
  • Underwriting of potential fund investments, create financial models as part of investment underwriting process, creation of investment materials
  • Contact & meet with other real estate professionals including investors, developers, landlords and other brokers.

Within Development:

  • Participate in the management of existing projects.
  • Financial analysis, acquisition opportunities, feasibility analysis, entitlement processes, market research and construction management.
  • Participation in design meetings, interfacing with sellers and capital partners, & investor requirements.


Qualifications

Minimum Requirements include:

  • Pursuing or has received a Bachelor's or Master’s degree in Real Estate, Finance, Construction Management, Economics, or a related field.
  • Graduation date must be between December 2026 - May 2027.
  • Demonstrable interest in commercial real estate.
  • Computer proficiency and experience with financial modeling in Excel.
  • Familiarity with Argus a plus.
  • Work indoors approximately 99% of the time and outdoors 1% of the time.
  • Operate personal computer and other office equipment.
  • Ability to lift up to 25lbs.
  • Work overtime as business needs deem appropriate.
