This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Director, Land Acquisitions based in the United States.
This is a strategic, high-impact leadership opportunity focused on sourcing and securing residential land opportunities across North Carolina.
You will help shape the land acquisition strategy and maintain a strong pipeline aligned with long-term growth objectives.
The role combines market intelligence, financial underwriting, relationship building, negotiation, and deal execution.
You will work closely with brokers, landowners, developers, municipalities, engineers, legal partners, and internal leadership.
Your analysis and recommendations will directly influence investment decisions, development opportunities, and future lot availability.
The position offers significant autonomy in a remote environment while requiring deep knowledge of North Carolina’s residential development markets.
Success will come from identifying attractive opportunities, managing risk effectively, and consistently converting viable prospects into successful acquisitions.
- Source and pursue raw land, entitled land, and finished-lot opportunities across key North Carolina markets, including Charlotte, Raleigh, coastal areas, and other high-growth corridors.
- Build and maintain strong relationships with land brokers, developers, engineers, landowners, and other market participants to generate a consistent acquisition pipeline.
- Manage short- and long-term land pipelines to support development and lot-sale objectives.
- Lead financial underwriting, including land residual analyses, IRR modeling, sensitivity analyses, and evaluation of development economics.
- Assess zoning, entitlement considerations, utility availability, topography, development costs, and other factors affecting project feasibility and risk.
- Coordinate comprehensive due diligence, including environmental, geotechnical, legal, and other required reviews.
- Structure and negotiate purchase agreements, options, joint ventures, and other transaction arrangements while protecting investment objectives.
- Present acquisition opportunities, financial analyses, risks, and recommendations to executive leadership and/or investment committees.
- Manage transactions from initial evaluation and negotiation through due diligence and closing.
- Partner with land development, engineering, and legal teams throughout entitlement and permitting processes.
- Establish relationships with municipalities, planning commissions, and other governing bodies and monitor entitlement progress.
- Track project timelines, identify potential obstacles, and proactively mitigate entitlement and execution risks.
- Monitor North Carolina market conditions, land pricing, competitive activity, economic trends, and emerging growth areas to inform acquisition strategy.
- Demonstrated experience in residential land acquisition, real estate development, land investment, or a closely related field, with a proven record of successfully closing land transactions.
- Deep knowledge of North Carolina residential real estate markets, including major growth corridors and emerging submarkets.
- Established network of relationships with land brokers, landowners, developers, engineers, municipalities, and other relevant stakeholders.
- Strong financial and analytical capabilities, including experience with land residuals, IRR modeling, sensitivity analysis, feasibility assessments, and development-cost evaluation.
- Solid understanding of zoning, entitlements, permitting, utilities, environmental considerations, and other factors affecting residential land development.
- Proven ability to structure, negotiate, and execute purchase agreements, options, joint ventures, and other real estate transactions.
- Strong understanding of market trends, competitive dynamics, land values, and economic conditions affecting acquisition decisions.
- Excellent communication and presentation skills, with the ability to clearly articulate investment opportunities, financial results, risks, and recommendations to senior decision-makers.
- Strong negotiation, relationship-building, project management, and problem-solving skills.
- Ability to manage multiple acquisition opportunities simultaneously while maintaining attention to detail, deadlines, and transaction requirements.
- Ability to work independently and exercise sound judgment in a remote environment while collaborating effectively with cross-functional teams.
