Commercial Construction Project Manager in Philadelphia, Pennsylvania at Classic Rock

Classic Rock is seeking an experienced, organized, and proactive Commercial & Multi-Family Project Manager to oversee masonry, stone veneer, and building-envelope projects from initial handoff through final completion.

This position serves as the primary point of contact for general contractors, developers, subcontractors, suppliers, and internal departments. The Project Manager is responsible for coordinating submittals, material requirements, phased releases, production schedules, deliveries, jobsite needs, change orders, and project closeout.

The ideal candidate understands the pace and complexity of commercial and multi-family construction, takes ownership of project outcomes, and can effectively manage multiple projects, stakeholders, and deadlines.

Essential Duties and Responsibilities

• Manage assigned commercial and multi-family projects from internal handoff through final completion and closeout.
• Serve as the primary point of contact for general contractors, developers, construction managers, subcontractors, customers, and internal teams.
• Review project contracts, scopes of work, construction drawings, specifications, schedules, and material requirements.
• Participate in project kickoff and handoff meetings to confirm scope, responsibilities, schedule, risks, and customer expectations.
• Coordinate project submittals, product data, samples, approvals, selections, and other required documentation.
• Track submittal and approval status to prevent delays in purchasing, production, and delivery.
• Develop and maintain project-specific material release and delivery schedules aligned with construction phases and jobsite sequencing.
• Coordinate phased material releases based on building, floor, elevation, area, or other project requirements.
• Work closely with Sales, Estimating, Order Entry, Customer Service, Production, Transportation, and Supply Chain to support project schedules.
• Monitor customer schedules, production timelines, lead times, and jobsite readiness throughout the project.
• Communicate schedule changes, material constraints, delivery risks, and other potential project impacts to customers and internal stakeholders.
• Coordinate deliveries with jobsite personnel, including delivery dates, access requirements, unloading conditions, storage limitations, and site-specific restrictions.
• Conduct jobsite visits as needed to verify site conditions, assess project progress, resolve issues, and maintain customer relationships.
• Identify scope changes and coordinate pricing, documentation, approval, and execution of change orders.
• Track project costs, material usage, returns, credits, additional work, and other items affecting project performance and margin.
• Review open orders, outstanding decisions, material shortages, backorders, and unresolved project issues.
• Proactively identify project risks and develop recovery plans to keep projects moving forward.
• Lead the resolution of material, quality, delivery, installation, and customer-service issues.
• Maintain accurate project records, including correspondence, drawings, specifications, submittals, approvals, schedules, delivery records, change orders, and closeout documents.
• Provide regular project-status updates covering schedule, material needs, risks, action items, financial exposure, and customer concerns.
• Coordinate project closeout, including final deliveries, material returns, credits, outstanding documentation, and resolution of open items.
• Build and maintain strong customer relationships through professional communication, responsiveness, accountability, and follow-through.
• Perform other duties as assigned.

REQUIRED QUALIFICATIONS

• Two to seven years of project management experience in commercial construction, multi-family construction, masonry, stone veneer, exterior cladding, or building-envelope systems.
• Demonstrated experience managing projects with multiple buildings, phases, releases, deliveries, or stakeholders.
• Ability to read and interpret construction drawings, specifications, schedules, scopes of work, and project documentation.
• Understanding of commercial construction sequencing, submittals, approvals, RFIs, change orders, logistics, and project closeout.
• Excellent written and verbal communication skills.
• Strong customer-service, relationship-management, and conflict-resolution abilities.
• Strong organizational and time-management skills.
• Ability to manage multiple active projects, schedules, and priorities in a fast-paced environment.
• Strong problem-solving, decision-making, and follow-through skills.
• Proficiency with Microsoft Office, including Excel, Outlook, and Word.
• Ability to work independently, take ownership of assigned projects, and collaborate with cross-functional teams.
• Ability to travel regularly to customer locations and jobsites.
• Valid driver’s license and acceptable driving record.

PREFERRED QUALIFICATIONS

• Associate’s or bachelor’s degree in construction management, engineering, business, or a related field.
• Experience working with general contractors, developers, construction managers, or commercial subcontractors.
• Experience managing masonry, stone veneer, exterior cladding, or building-envelope projects.
• Experience coordinating project submittals, phased material releases, jobsite deliveries, and change orders.
• Experience with project-management, ERP, CRM, or construction-management systems.
• Familiarity with commercial construction contracts, billing requirements, and financial reporting.
• OSHA 10 or OSHA 30 certification is a plus.

PHYSICAL REQUIREMENTS

• Ability to sit, stand, and walk throughout the workday.
• Ability to safely navigate active construction sites, manufacturing facilities, warehouses, and uneven terrain.
• Ability to climb stairs or ladders and use required personal protective equipment while visiting jobsites.
• Ability to occasionally lift and carry up to 50 pounds.
• Ability to work in office, warehouse, manufacturing, and outdoor jobsite environments.
• Ability to travel to customer locations and jobsites as required.
