Job Description
Affordable Housing | Entry Point Into Property Management
Some jobs are a paycheck. This one is a front door. If you want work where the people you serve actually know your name, and where getting the details right protects someone's housing, start here.
About You
You want your work to matter. You are drawn to affordable housing because stable housing changes what is possible in a person's life, and you would rather be part of that than sell something.
You are also the person who catches what others miss. You read the whole form. You notice the date that does not match. You take real satisfaction in a file that is complete and correct, because you understand that a missing document is not paperwork, it is somebody's recertification.
And you like people. You are patient on the phone. You listen before you answer. When a resident is frustrated or confused, you slow down instead of rushing them along.
You do not need to know affordable housing yet. We will teach you that part.
Ask yourself:
- Do you want work that serves people directly, where you see the difference you make?
- Do you take genuine pride in accurate, complete, careful records?
- Are you patient and warm with people, even on a full day, even when they are upset?
- Would you rather master a defined role with clear expectations than have your priorities change week to week?
- Are you curious enough to want to become the person on the team who knows the program rules cold?
If those five landed, we should talk. We would rather train the right person than hire an experienced one who is only here for the title.
About SAIL
SAIL is a Twin Cities multifamily property management firm built on two principles: Legendary Service. Operational Excellence. We are stewards of the communities we manage, providing high-quality affordable and market-rate housing where residents thrive. Our core values guide every decision: Giving Our Personal Best, Intellectual Curiosity, Valuing Relationships, Enthusiasm.
We take affordable housing seriously. The programs that make it work are detailed and unforgiving, and we run them with the same discipline we bring to every community we manage, because the residents who depend on them deserve nothing less.
About the Role
The Resident Coordinator is the first point of contact for residents and the operational support anchor for the on-site team. You will handle resident communication, support leasing and move-ins, and work with SAIL's automated file processing alongside the Business Manager to prepare and complete resident files and recertifications.
This is an entry point on purpose. You will learn affordable housing compliance from the ground up with structured mentorship and paid certification support, and the role is designed to develop toward Assistant Business Manager.

- FILES AND RECORDS: Work with SAIL's automated file processing and alongside the Business Manager to prepare, review, and complete resident files. Collect and follow up on documentation for recertifications. Keep records complete, current, and audit-ready.
- OPERATIONAL SUPPORT: Maintain accurate resident records in Yardi. Enter and track work orders, renewals, and notices. Support leasing, move-in, and recertification processes with accuracy.
- COMMUNITY STANDARDS: Walk the community regularly, document and communicate issues, and hold to SAIL Standards.
- TEAM AND GROWTH: Coordinate with maintenance, compliance, and leadership to resolve issues efficiently. Take on progressive responsibility as you build toward Assistant Business Manager.
