Job Summary

The Facilities Supervisor is responsible for the day-to-day operations, maintenance, and reliability of a multi-venue performing arts campus. Reporting to the Director of Facilities, the Supervisor leads a team of three technicians and serves as the on-site technical lead for HVAC systems (hardware and software controls), electrical systems, and the full preventative maintenance program. The Supervisor schedules, assigns, and tracks all work through the Facility CMMS, ensuring that environmental conditions, life-safety systems, and building infrastructure consistently support artistic programming, tenant activities, and public events.

Our 10-acre Campus, which includes the Winspear Opera House, the Wyly Theatre, Strauss Square, Sammons Park, Flora Cantina, and the Red and Silver Lexus Parking facilities, is more than 15 years old. The Supervisor must be skilled at diagnosing aging infrastructure, planning component-level repairs and replacements, and balancing reactive repairs with a disciplined preventative maintenance schedule that extends equipment life and protects the organization's capital investment. Performance in this role is measured against SMART goals (Specific, Measurable, Achievable, Relevant, Time-bound) involving each responsibility area below. These targets are reviewed quarterly with the Director of Facilities and reset annually.

The position has a flexible 40-hour-per-week schedule that includes evening, weekend, and holiday shifts as required. This supervisor will work in a multi-venue performing arts campus, providing a safe, well-maintained environment for facility guests, patrons, tenants, and Center staff.

This position requires a detail-oriented, highly organized team player with excellent interpersonal skills who works seamlessly and efficiently with AT&T Performing Arts Center staff and end-users of the facilities. Essential skills include the ability to thrive in a fast-paced, ever-changing environment while maintaining a high level of professionalism. Must be a self-starter and work autonomously using independent judgment. A positive attitude towards the position and the Center's Core Values is imperative.

Position Responsibilities

Leadership & Team Management

• Supervise, coach, and develop a team of three (3) facilities technicians
• Build and publish weekly technician schedules, balancing preventative maintenance, project work, event support, and on-call coverage
• This position is integral in managing an effective Energy Conservation effort for the entire campus
• Assign, prioritize, and close out work orders in the Facility CMMS; review technician documentation for completeness and accuracy
• Conduct daily stand-ups, weekly one-on-ones, and annual performance reviews; provide ongoing technical mentorship
• Enforce safety standards, lockout/tagout procedures, PPE use, and compliance with OSHA and local code requirements
• Serve as an escalation point for technicians and as an on-site decision-maker in the Director of Facilities' absence

HVAC Systems – Controls, Repair & Optimization

• Operate, troubleshoot, and program building HVAC control systems, including BAS/BMS software, DDC controllers, thermostats, VFDs, and pneumatic-to-digital legacy controls
• Diagnose and repair HVAC hardware: rooftop units, split systems, air handlers, chillers, boilers, pumps, cooling towers, VAV/CAV boxes, exhaust fans, and refrigerant circuits
• Tune control sequences, schedules, and setpoints to maintain temperature, humidity, and air quality required for studio, rehearsal, and performance environments, including acoustic-sensitive spaces
• Manage filter change schedules, belt tensioning, coil cleaning, refrigerant charge checks, and combustion tuning across all HVAC equipment
• Monitor system alarms and trends; perform root-cause analysis on recurring faults and document findings in the CMM
• Coordinate with HVAC contractors and controls vendors for warranty work, major repairs, and software updates

Electrical Systems

• Troubleshoot and repair electrical systems up to and including lighting systems, motor control centers, low voltage transformers, electrical panels, breakers, contactors, relays, and VFDs
• Diagnose lighting systems (LED, fluorescent retrofits, dimming controls, stage/house lighting circuits) and replace ballasts, drivers, fixtures, and control modules
• Install and maintain branch circuits, receptacles, switches, occupancy sensors, and dedicated power for studio equipment in coordination with licensed electricians as required by code
• Read and interpret single-line diagrams, panel schedules, ladder logic, and electrical schematics; maintain accurate as-built documentation
• Support emergency power systems, including generators, ATS, UPS units, and emergency/exit lighting; conduct required monthly and annual tests

Preventive Maintenance Program

• Own the preventative maintenance (PM) program for both facilities; build, refine, and execute PM schedules in the CMMS for HVAC, electrical, plumbing, life-safety, and building envelope systems
• Develop equipment-specific PM task lists based on manufacturer recommendations, runtime hours, and historical failure data
• Track equipment health metrics, mean time between failures, work order backlog, PM completion rate, and report monthly to the Director of Facilities
• Maintain a complete equipment asset registry with model numbers, serial numbers, install dates, warranty status, and service history
• Identify aging assets nearing end-of-life and contribute equipment-replacement recommendations to the annual capital planning process

CMMS Administration

• Serve as the day-to-day administrator of the Facility CMMS: create work orders, assign technicians, set priorities, manage parts inventory, and close completed work orders
• Ensure all reactive, preventative, and project work is captured in the CMMS with accurate labor hours, parts used, and resolution notes
• Generate and review reports on technician productivity, PM compliance, work order aging, and recurring failures
• Train technicians on proper CMMS use and continuously improve workflow templates

Aging Building Systems (15+ Years)

• Inspect and maintain Campus components: roofing, flashing, sealants, masonry, windows, doors, and weatherproofing, addressing the wear patterns typical of buildings 15+ years old
• Maintain and repair plumbing systems, including domestic water, sanitary, storm drainage, backflow preventers, water heaters, sump pumps, and fixtures; identify and address galvanized/copper pipe degradation, valve seizures, and aging fixture failures
• Maintain life-safety systems: fire alarm panels, sprinkler systems, fire extinguishers, smoke/CO detectors, and emergency egress; coordinate annual inspections and certifications
• Address typical issues found in aging structures: thermal envelope inefficiencies, control system obsolescence, deferred maintenance backlogs, ADA upgrades, and component-level retrofits
• Maintain doors, closures, hardware, locks, control, and key systems across both facilities
• Support interior finishes: drywall repair, painting, ceiling tiles, flooring patches, and minor carpentry as needed

Operations & Tenant Support

• Coordinate facility readiness for rehearsals, classes, performances, recordings, and rentals across performance and rehearsal spaces using VenueOps
• Respond to tenant and staff service requests through the CMMS with clear communication and timely resolution
• Participate in an on-call rotation for after-hours emergencies
• Other duties as assigned

Experience

• Minimum 5 years of progressive facilities maintenance experience, with at least 2 years in a supervisory or lead role. Preferably in a similar-sized complex of at least 250,000 sq. ft.

Skills

• Demonstrated hands-on experience with HVAC software controls (BAS/BMS such as Honeywell, Johnson Controls Metasys, Siemens Desigo, Schneider EcoStruxure, Trane Tracer, Distech, or comparable) AND HVAC hardware repair
• Strong electrical troubleshooting experience including low-voltage controls and 3-phase power
• Documented experience administering a CMMS (e.g., Limble, UpKeep, Maintenance Connection, Fiix, Hippo, eMaint, MicroMain, or comparable)
• Experience maintaining aging commercial or institutional buildings (15+ years old)
• Proven ability to schedule, assign, and track work for a small technical team
• Ability to read and interpret blueprints, schematics, O&M manuals, and control sequences
• Strong written and verbal communication skills; comfortable interacting with artists, staff, tenants, vendors, and inspectors
• Proficiency with standard office software (email, spreadsheets, shared drives) for reporting and documentation

Certifications and Licenses that would be preferred:

• EPA Section 608 Universal Refrigerant Certification
• State Licensed Electrician
• State Licensed Plumber
• OSHA 10 or OSHA 30 General Industry (preferred; required within 6 months of hire)

Physical Requirements & Working Conditions

• Ability to lift up to 50 lbs. regularly and up to 75 lbs. occasionally
• Ability to climb ladders, work on rooftops, work in confined spaces, and stand or walk for extended periods
• Comfortable working in mechanical rooms with elevated noise, heat, and active equipment
• Must be available for occasional evening and weekend work to support performances, events, and emergency repairs.
