ABOUT THIS ROLE

The Property Manager is responsible for all day-to-day property operations and for effectively managing and coordinating team members, activities, and resources to achieve established financial and operational goals. In this role, you are responsible for maintaining the integrity of the physical asset while also maximizing the returns from the asset in accordance with the company’s mission, vision, and objectives. This includes ensuring excellent customer service, exceptional curb appeal, coordinating operations to promptly address service requests and sustain high occupancy, maximizing cash flow, minimizing risk, ensuring a quality living environment, achieving budgeted NOI, and establishing a positive working environment for property team members.

To be successful in this role, you must be decisive, organized, detail-oriented, results-focused, yet supportive and encouraging. You must also be able to adeptly work with various kinds of software (Microsoft Office, Entrata, REBA). Additionally, you must have several years of applicable property management experience, have experience managing and developing a team, managing a budget, and a proven track record for financial results. HERE’S MORE OF THE NITTY-GRITTY

As the Property Manager, you are the “glue” that holds everything together. Job responsibilities more specifically include, but are not only limited to, the following:

1. Lead the day-to-day operations of a multifamily apartment community, ensuring exceptional resident satisfaction and property performance.
2. Maintain a welcoming, well-maintained community by overseeing curb appeal, amenities, leasing offices, model apartments, and common areas.
3. Drive leasing performance by maximizing occupancy, achieving rental rate goals, and ensuring all applicants meet company qualification standards.
4. Tour prospective residents, manage leads, process applications, and oversee move-ins, renewals, and resident retention initiatives.
5. Oversee apartment turnover to ensure homes are prepared and available for lease in accordance with company standards and timelines.
6. Partner with the Service Team to prioritize service requests, monitor work order completion, and maintain high-quality maintenance operations.
7. Build positive relationships with residents by providing responsive communication, resolving concerns professionally, and fostering a strong sense of community.
8. Enforce lease agreements, Fair Housing regulations, and all company policies while managing delinquency, legal notices, evictions, and security deposit dispositions.
9. Monitor market conditions and implement marketing strategies to achieve occupancy and revenue goals.
10. Manage property financial performance by participating in budgeting, controlling expenses, reviewing variances, and meeting operational and financial goals.
11. Coordinate vendors, inspections, preventative maintenance programs, and capital improvement projects to protect and enhance the asset.
12. Recruit, lead, coach, and develop on-site team members while promoting a collaborative, accountable, and customer-focused culture.
13. Maintain accurate property records and ensure compliance with company policies, Fair Housing, OSHA, and all applicable laws and regulations.
