Onsite Superintendent / Project Manager (1099 Contract)- Project location: Dayton, OH city limits
Multifamily Renovation – 93 Units

We are seeking an experienced Onsite Superintendent / Project Manager to oversee a 7‑phase renovation of a 93‑unit multifamily apartment complex. The property is fully vacant and currently boarded and secured by the City of Dayton, OH. Construction is scheduled from June 2026 through April 2027.

This is a senior‑level, hands‑on role requiring strong construction leadership, security coordination, and professional interaction with police, city officials, and the surrounding community.

Key Responsibilities

• Manage day‑to‑day onsite construction activities across all phases
• Coordinate subcontractors, inspections, and trade sequencing
• Oversee site security coordination and access control
• Act as onsite point of contact for police, city officials, and inspectors
• Track progress, quality, and schedule adherence
• Conduct inspections and manage punch lists

Qualifications

• 5+ years of multifamily construction or renovation experience
• Experience with vacant or distressed properties strongly preferred
• Strong organizational, communication, and documentation skills
• Comfortable operating independently as an onsite authority

Engagement Details

• Independent contractor (1099) engagement
• Onsite involvement required during active construction
