Position Mission

Own the end-to-end development and business performance of assigned company-owned projects, from planning and entitlements through construction and finished-lot delivery. Operate as the accountable project leader across revenues, budgets, schedules, builder relationships, contracts, and execution, anticipating jurisdictional and design requirements and coordinating internal and external partners to achieve business plans and financial objectives.

Essential Duties

Development Planning & Entitlements

  • Direct and coordinate conceptual plans, preliminary plats, and final plats with land planners, architects, engineers, and applicable jurisdictions.
  • Obtain approvals for subdivision, development, and reimbursement agreements; common-area landscape plans; and other required development approvals and permits.
  • Understand the timing and sequencing of land development phases, anticipate jurisdictional requirements, and coordinate design solutions needed to secure approvals and building permits.

Budget, Contracts & Schedule

  • Own project financial performance, including revenue planning, development budgets, cash flows, invoices, and variance analysis.
  • Direct contract negotiations, bid analysis, and contract administration; coordinate with the financial analyst to maintain project pro formas.
  • Own development schedules, critical paths, and key milestones, resolving obstacles to deliver finished lots on time and in line with project objectives.
  • Lead builder relationships and coordinate lot takedowns, pod sales, and other builder commitments.

Construction & Field Oversight

  • Oversee the design and installation of infrastructure, including paving, utilities, landscaping, hardscaping, and dry utilities, coordinating with providers and contractors.
  • Oversee subcontractors and project consultants, including civil, geotechnical, and structural engineers, architects, and land planners.
  • Conduct field inspections and oversee project-related stormwater pollution prevention plan (SWPPP) requirements.
  • Monitor construction quality, progress, and coordination across multiple projects, addressing issues and escalating risks as appropriate.

Community & Land Stewardship

  • Lead the creation, formation, and ongoing management of municipal utility districts (MUDs) and homeowners' associations (HOAs) for assigned communities.
  • Coordinate with builders, consultants, contractors, and other stakeholders to deliver project and community objectives.
  • Coordinate with others on market research, sales, and advertising activities as needed.
  • Oversee undeveloped land maintenance and related tax considerations.

Leadership & Team Development

  • Mentor and develop Land Development Associates, providing guidance, feedback, and opportunities to build project knowledge and capability.
  • Set clear expectations, share lessons learned, and promote effective collaboration across project teams.

Experience

  • Four-year degree in business, finance, engineering, or a related field required.
  • At least three years of land development experience, including hands-on responsibility for taking lots through development and delivery.
  • Demonstrated experience creating or forming MUDs and HOAs.
  • Working knowledge of applicable Texas property codes and laws relevant to land development, MUDs, and HOAs.

Skills & Talents

  • Strong work ethic and commitment to implementation, execution, and end-to-end project ownership.
