Job Description

MISSION:

POSITION SUMMARY:

The Maintenance Facilities Lead is responsible for overseeing the maintenance of major facilities systems of NAC’s portfolio. Responsibilities include routine system inspections, networking with vendors to schedule repairs, monitoring maintenance contract schedules and routine vendor inspections, and gathering bids for services/repairs. In addition will collaborate with the onsite property management team by helping to provide quality living experience for our residents.

RESPONSIBILITIES:

· Follows company maintenance procedures, adhering to maintenance standards, and meeting state and local inspection requirements and ADA codes.

· Review of all NSPIRE inspections with NSPIRE Inspector and site Property Manager to determine facility system related repairs. All inspection findings must be resolved with thin established timelines not to exceed 30 days unless.

· Work with the Facilities Maintenance Administrator to recommend, develop, and implement policies/procedures related to repairs, vendor selection, and bid comparison process.

· Responsible for maintenance of all on-site systems: elevators, boilers, fire/sprinkler suppression, sewage, property lighting, gates, security, landscaping, pest control (rodents, pigeons, etc), roofs, drainage/runoff systems, and various other systems affecting the overall operation of the property.

· Implement and maintain a preventative maintenance program at all communities to reduce costs and limit liabilities.

· Responsible for obtaining 3rd party vendor bids, ensuring comparable scope of work and pricing, following NAC procurement policy.

· Responsible for project management of assigned special projects; prepare specifications for major planned projects, negotiate with contractors, inspect work for quality, ensure job is completed 100%, and confirmation final project is in line with approved budget. Act swiftly to address budget variances over the approved budget.

· Lead safety meetings as assigned and perform all work duties in a safe and efficient manner, in accordance with company safety policies and procedures.

· Must comply with all OSHA safety regulations, federal, state, and local applicable laws regarding health, safety or environment, including NAC’s standard operating procedures and policies

· Proven ability to oversee all aspects of a projects completion, monitoring 3rd party vendor work to ensure timelines for completion, scope of work and budget guidelines.

Team Collaboration:

· The understanding and expertise of building systems is essential to support the property management team. As unique property issues arise, those teams will rely on the Maintenance Facilities Lead to provide guidance and creative problem-solving for all maintenance operational systems.

· Creates a productive and inclusive work environment.

· Oversees NSPIRE Inspection schedule and facilitates keeping all team members apprised of upcoming inspections.

· Evaluate and give directions during facilities maintenance emergency situations to include after-hours response. Communicate situation and solutions to Facilities Maintenance Administrator, Property Portfolio Manager and Site Property Manager to ensuring prompt/timely resolution.

· Works collaboratively with Maintenance team on NAC events including logistics, setup, security, and parking.

· Actively works with team towards achieving strategic goals and objectives established by NAC.

· Collaborate with various departments on special projects, training, and/or implementations.

· Meets with staff individually and in group meetings to communicate information, company news, directives, and goals are mutually understood. collaborate and receive feedback.

· Collaborates with maintenance team to ensure that the maintenance department and employees are working towards achieving strategic goals and objectives established by NAC.

Other Responsibilities.

· Follows up as needed on all aspects of facilities maintenance.

· Reports and follow-up on non-compliance concerns.

· Provides recommendations for reviewing maintenance programs and recommending procedural and/or operational changes.

· Present a professional, efficient attitude to ensure resident satisfaction.

· Works with Facilities Maintenance Administrator on reviewing maintenance programs and recommending procedural and/or operational changes.

· Participate in NAC events including logistics, setup, security, and parking.

· Provide written responses in a professional, timely manner.

· Perform other duties as assigned.

EDUCATIONAL/WORK EXPERIENCE REQUIREMENT:

· High school diploma or GED required, bachelor's degree preferred

· At least five (5) years of experience in apartment and/or general maintenance.

· Must have a valid state driver's license with clean driving record and reliable transportation.

SKILLS REQUIREMENT:

· General knowledge of major property operational systems to facilitate identifying problems and selecting appropriate vendors to address.

· General knowledge of basic maintenance areas to include electrical, plumbing and HVAC systems.

· Excellent manual dexterity and problem-solving skills.

· Ability to use hand-tools, power tools, and various types of equipment.

· Experience using office computers and various office applications such as Outlook, Word, Excel

· Ability to interact effectively with management, co-workers, and residents.

· Superior customer service skills.

· Strong attention to detail, organizational, time-management, and problem-solving skills.

· Ability to work independently.

· Demonstrates knowledge of federal, state, and local laws specifically Fair Housing regulations, building codes, environmental laws, and regulations.

· Ability to travel to multiple properties in portfolio to monitor work orders and unit turns. Help complete work as needed.

· Ability to work indoor/outdoor environments, in all weather conditions, and potentially hazardous conditions.

· Ability to perform basic arithmetic skills such as measurements, addition, subtraction to do basic calculations.

· Ability to interact with individuals with physical and mental health challenges.

· Ability to read/ speak/ write English language proficiently.

· Ability to work a flexible work schedule to include weekends, evenings, and holidays.

· Requires use of personal vehicle with active insurance.

PHYSICAL DEMANDS:

· Able to stand, bend or kneel for long periods.

· Able to climb (ladders, etc.).

· Able to lift 60 lbs., or more.

· Able to reach above shoulder height.

· Able to crawl on any type of surface.

· Able to operate in an outdoor or indoor environment

This position is considered to be non-exempt for overtime pay provisions as provided by the Federal Fair Labor Standards Act (FLSA) and any applicable state laws. Non-Exempt employees are entitled to overtime pay for hours worked in excess of forty (40) hours per workweek
