Job Description
Nielson Construction is growing our Service Operations team! We are looking for a Maintenance Supervisor to lead the day-to-day maintenance of completed homes, rental properties, and other assigned units, ensuring homes and properties remain mechanically functional, aesthetically maintained, protected, safe, and ready for their intended use. The Maintenance Supervisor directly oversees the Residential Maintenance Technician and Property Maintenance Team and is responsible for scheduling, workload prioritization, quality assurance, training, and timely completion of maintenance work.
The Maintenance Supervisor also works closely with Construction Operations and Sales to identify opportunities for the maintenance team to support operational priorities while ensuring core preventative maintenance and finished-home responsibilities are consistently achieved.

Job Responsibilities
Team Leadership & Training
- Provide daily leadership and supervision to the Finished Homes Maintenance Technician and Property Maintenance Team.
- Set clear expectations for quality, productivity, safety, documentation, and property presentation.
- Provide ongoing field coaching and hands-on training to improve technical skills, inspection quality, efficiency, and consistency.
- Identify training needs and support onboarding and development of maintenance employees.
Scheduling & Work Management
- Develop and manage daily and weekly schedules for preventative maintenance, corrective work, property upkeep, seasonal activities, and priority support requests.
- Prioritize work based on urgency, property condition, showing schedules, risk of property damage, customer impact, and operational needs.
- Coordinate labor, materials, tools, equipment, vendors, and trade partners necessary to complete assigned work.
- Monitor open work and deficiencies through completion and communicate resource or scheduling constraints before they affect service levels.
Quality Assurance & Finished Home Standards
- Ensure completed homes receive required preventative maintenance inspections and remain functional, clean, safe, secure, and show-ready.
- Conduct independent quality reviews of inspections and completed work to verify established standards are being achieved.
- Verify completed work fully addresses identified concerns before items are considered complete.
- Identify missed deficiencies, repeat repairs, recurring maintenance concerns, and trends requiring additional training or process improvement.
Rental Property Maintenance
- Oversee general maintenance and repair activities for company-managed rental properties, including routine service requests, preventative maintenance, and corrective repairs.
- Coordinate and prioritize rental property maintenance needs involving plumbing, electrical, HVAC, appliances, doors and windows, interior and exterior finishes, and other general property repairs within the team’s capabilities.
- Support rental property turnover activities, including inspections, repair coordination, general upkeep, and preparation of units for new occupants.
- Coordinate vendors and trade partners when specialized repairs or services are required and verify work is completed to established quality standards.
Construction Operations & Sales Support
- Maintain regular communication with Construction Operations and Sales regarding upcoming priorities, showings, open houses, events, closings, and other needs.
- Proactively identify opportunities for available maintenance resources to support Construction Operations without compromising required finished-home maintenance.
- Coordinate appropriate support for minor repairs, punch-list activities, property preparation, cleanup, material movement, and other field needs within the team’s capabilities.
- Partner with Sales to ensure completed and model homes are prepared for customer showings, open houses, Parade of Homes, and other customer-facing events.
Performance & Process Improvement
- Monitor inspection completion, preventative maintenance compliance, home readiness, open deficiencies, corrective-work turnaround time, quality findings, and recurring issues.
- Review workload and productivity to identify opportunities to improve staffing, scheduling, processes, tools, materials, or technology.
- Support continuous improvement of maintenance SOPs, inspection checklists, quality standards, workflows, and reporting.
- Provide regular updates to the Service Operations Manager regarding team performance, significant property concerns, resource needs, and improvement opportunities.
- Experience in residential construction, property maintenance, facilities maintenance, warranty service, or a related field; supervisory or lead experience preferred.
- Strong working knowledge of residential home systems, construction practices, preventative maintenance, and common repair methods.
- Demonstrated ability to lead, coach, train, schedule, prioritize, and hold employees accountable.
- Strong attention to detail with the ability to identify mechanical, functional, aesthetic, cleanliness, and presentation deficiencies.
- Strong communication, organization, problem-solving, and follow-through.
- Valid driver’s license and acceptable driving record.
The Maintenance Supervisor is primarily a field-based supervisory role in the Sioux Falls region with regular travel between completed homes, rental properties, developments, model homes, and active construction areas. The position requires regular walking, climbing stairs and ladders, bending, lifting, and working indoors and outdoors in varying weather conditions. Ability to lift up to 75 pounds, with frequent lifting or carrying of objects weighing up to 50 pounds is required.
