Description:

Responsibilities include the following. Other duties may be assigned.

  • Track maintenance service requests and related follow-up activities
  • Handles service and leasing related phone calls
  • Oversees the inputting of maintenance requests in computer system
  • Receives routine resident service requests, records and determines priority of response time (within Fair Housing and State laws)
  • Collects data and maintains weekly and monthly maintenance reports
  • Coordinates turnover schedule: painting, cleaning, punch-out, floor replacement, and carpet shampooing, and any other maintenance work that is required to return the apartment to market condition
  • Communicates make ready schedule to Property Manager & Maintenance Supervisor
  • Enters market ready apartments into Yardi
  • Schedules appointments with residents requiring maintenance from third party vendors
  • Follows up with residents once work is complete to ensure satisfaction
  • Conducts service satisfaction surveys
  • Maintains and monitors keys and key log according to key policy
  • Oversight of the mailroom and package lockers
  • Mold awareness and prevention
  • Complies with Fair Housing and State Requirements
  • Maintains accurate records of all preventative maintenance performed on property
  • Supports team with injury free initiatives and ensuring OSHA compliance
  • Acts as a liaison between the Maintenance and Leasing team
  • Plan and execute monthly/quarterly resident events
  • Performs all other duties at the request of the Property Manager
  • Flexibility in work schedule as determined by Regional Management may be required periodically to maintain business needs

  • Mathematical Skills: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, decimals and percentages
  • Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
  • Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Education/Training/Experience

  • High School Diploma, plus computer skills EXCEL and WORD
  • One year general office experience and one year residential/commercial maintenance experience

Supervision Received

  • Reports to Service Supervisor and Property Manager
