Description:

Highly specialized professional who oversees all aspects of luxury property upkeep, including preventative/routine maintenance, repairs, and vendor management to ensure property is maintained to the highest standards and value. This role combines hands-on maintenance and vendor coordination with a strong emphasis on discretion, quality, and attention to detail.

Ideal candidate will practice a high level of asset protection by ensuring preventative maintenance is followed, routine and emergency repairs are addressed, and property, including RV, boats, vehicles, etc. are serviced and cared for.

Requirements:

Key Responsibilities

Property & Facility Maintenance:

  • Maintains 5 Star atmosphere of the estate at all times.
  • Oversee maintenance of main residence, office building, staff guest house, and storage facilities
  • Responsible for coordinating routine and emergency maintenance, selecting and managing contractors from a preferred vendor list, as well as leading property improvement projects
  • Ensure proper operation of HVAC, electrical, plumbing, security, and smart home systems
  • Perform and schedule preventative maintenance on recreational vehicle, boats, cars, 4 wheelers, side by sides, and bikes
  • Maintain pools, spa, gym equipment, audio/visual, Crestron system, interior and exterior lighting, fireplaces, carbon monoxide alarm systems in liaison with security, drinking water RO system, water softener system, water heater system, septic, well, all appliances, gates, windows, decks, all house electrical systems, driveway sealing/repair and waste, recycle management
  • Maintain detailed Maintenance Manual for property
  • Marina maintenance includes removing dock lights in the fall and servicing dock/lift in spring, maintaining gazebo, outdoor furniture, and fire pit
  • RV maintenance and winterization
  • Manage getting boats and jet skis into and out of water seasonally
  • Ensure boats and jet skis are filled up with gas before use
  • Confirm water toys and other needed boating accessories are on board

Staff & Vendor Management:

  • Manage relationships with vendors, contractors, and service providers; negotiate contracts and ensure quality work
  • Develop and maintain preferred vendor lists, key contacts, and records for continuity and future planning
  • Schedule and coordinate specialized service providers (HVAC, electricians, etc.,)
  • Supervise contractors while on site
  • Ensure all work meets high-quality standards
  • Communicate any issues with property manager

Operations:

  • Manage maintenance schedules and checklists
  • Track inventory, supplies, and equipment
  • Maintain detailed record of repairs, inspections, and warranties for House Manual
  • Cost management - track household expenses, manage budgets, and provide reports as requested

Working Conditions:

  • On-Call availability for emergency or urgent repairs
  • Work may include some evenings, weekends, or holidays
  • Combination of indoor and outdoor responsibilities
  • Occasional assistance with event set-up and tear-down

Required Skills & Abilities:

  • High level professionalism, always ensuring full confidentiality and discretion
  • Critical thinking skills for energy minimization, plan, and reporting
  • Excellent teamwork, communication, problem solving, and troubleshooting skills
  • Ability to prioritize tasks in a fast-paced environment
  • Detailed oriented and takes pride in the work performed
  • Strong knowledge of residential HVAC, electrical, plumbing, audio/visual, and technology and systems
  • Experience in managing high-end or large-scale properties
  • High level of discretion, professionalism, and attention to detail
  • “Do it Yourself” craftsmanship carpenter skills
  • Comfortable using smartphones, tablets, and computer systems to communicate, manage calendars, maintain digital records, and coordinate with vendors.
  • Ability to learn and use household management software, security systems, and other technology platforms as required

Education & Experience:

  • Typically requires five years’ experience in related area as an individual contributor
  • Experienced in general carpentry skills
  • Experience with smart home systems and automation a plus
  • RV and Boat experience
