The Commercial Tech I plays a critical role in ensuring the safety, reliability, and long-term scalability of operations across the Pearl District. This role safeguards the physical environment by independently assessing, maintaining, and repairing essential building and mechanical systems, in adherence to processes, SOPs, and light supervision, and making timely decisions that directly protect people, assets, and business continuity. The Commercial Tech I role is one where accurate diagnosis and decisive action are essential to prevent downtime and ensure safe performance. As a key steward of property conditions and infrastructure, this position supports the district’s growth by ensuring that facilities remain fully functional, safe, and ready to scale with future operational needs.
Essential Functions
Safety
- Promote a safety-first culture by modeling safe behaviors and reinforcing expectations with others.
- Maintain safety as the top priority in all tasks, decisions, and work environments.
- Identify, report, and eliminate hazards in real time to prevent accidents or equipment damage.
- Conduct regular inspections to ensure safe conditions for employees, visitors, and vendors.
- Make independent decisions to stop or adjust work when unsafe conditions are present.
- Complete equipment-specific safety procedures and demonstrate awareness of building emergency procedures via LMS training.
- Demonstrate Pearl Hospitality and Service Standards. Professional presence, discretion, tenant greeting, and property care/first-impression ownership (within 90 days of hire).
System(s) Operations
- Perform basic skill level HVAC upkeep (filters, belts, cleaning, inspections);
- Perform basic skill level electrical and plumbing upkeep including fixtures, faucets, minor leaks, and routine electrical troubleshooting.
- Perform basic-level building envelope tasks tied to interior/structural upkeep: minor concrete/masonry repairs, carpentry (interior doors, cabinetry, hardware), paint touch-up and patching. Conduct roof walks and visual leak identification as part of building-envelope preventive maintenance.
- View and report BAS-monitored alarms, temperatures, and schedules; escalate anomalies. Inspect pumps and motors as part of routine building equipment rounds.
- Determine root causes of basic system failures and take action or escalate to resolve issues promptly.
- Perform preventive and corrective maintenance in alignment with Maintenance SOPs and maintenance schedule.
- Monitor system performance and identify trends that indicate potential failure or inefficiency.
- Maintain accurate operational records, logs, and documentation related to system performance and repairs.
- Generate purchase orders directly through Yardi Marketplace for parts and materials within the approved dollar threshold, and route work order status, materials, and completion notes in Yardi within required timeframes.
Property Management and Vendor Partnerships
- In partnership with Commercial Tech II: verify quality of vendor work, ensuring compliance with safety standards and operational requirements.
- Maintain documentation of vendor activity, inspections, and service outcomes.
- Collaborate with Building Tech 2 and property management to prioritize maintenance needs and meet operational goals.
- Execute day-to-day vendor coordination and site access; contract authority, onboarding, COI tracking, and RFPs live with the Operations Project Manager and Property Management. This role does not sign or negotiate vendor contracts.
Competencies
Routine building maintenance, inspections, and preventative maintenance on the following systems: Electrical, HVAC, Mechanical, Plumbing.
Certifications & Training Standards
- OSHA-10 – required within 90 days of hire.
- CPR / First Aid / AED – required within 6 months.
- Hazard Communication and PPE – required during onboarding, before handling chemicals or performing assigned maintenance.
- Lockout/Tagout – required during onboarding.
- Ladder, Fall Protection, and Lift Safety – required during onboarding.
- Electrical Safety Training (NFPA 70E) – required within 30 days and before independent electrical work.
- EPA 608 Universal – preferred development credential; required before performing any work requiring Section 608 certification.
- 6S Kaizen – required within 90 days.
- BAS Manufacturer Training – required within 90 days.
- FACP awareness – required within 90 days.
- Forklift Operator – required within 90 days, before independent use.
Physical Demands
Moderate noise. May work in abnormal weather conditions depending on service/priority. Work in a confined area. Reaching (overhead/at or below shoulder level). Bending/twisting. Fine/gross manipulation. Kneeling/crawling. Prolonged standing/sitting. Near/far visual acuity and peripheral vision. Stooping/crouching. Foot/leg controls. Pushing/pulling. Lifting/carrying 50 lbs. or more. Climbing (stairs, ladders, and scaffolding).
Required Education and Experience
1–3+ years of building maintenance experience and preventative maintenance. HVAC knowledge preferred.
Candidates must have proven ability to work independently on routine tasks with minimum supervision, escalate complex technical issues appropriately, and make informed technical decisions that balance safety, urgency, and long-term asset health.
High school diploma or equivalent required. Trade school, apprenticeship, or equivalent field training preferred.
KPIs (Key Performance Indicators)
- Maintenance SOPs for System(s) Operations followed.
- Preventative Maintenance Schedule compliance (90% on time); preventive-vs-reactive work order share increasing quarter over quarter.
- Work Order Response SLA compliance.
- Outstanding Work Orders count.
