Job Description
The purpose of the position is to perform technical and administrative work for assigned zoning and planning functions of the City under the supervision of the Zoning Manager. Employees in this classification will serve as administrative support for permit review and initial liaison for zoning issues relative to the Development Services Department.
Performs clerical and specialized technical work involving the dissemination of zoning information and application requirements for various building permit and zoning applications. Reviews building permit and Certificate of Use (CU) applications for compliance with land development regulations. Conducts site inspections, collects and analyzes data, and assists zoning staff and professional planners with special projects as requested. Work is performed under regular supervision.
Associate’s degree or 60 college credit hours to include 12 credit hours in urban or regional planning, geography, economics, public/business administration, or related field.
Must have at least three (3) years of related experience in zoning, planning, code enforcement, or building/construction services.
Experience must demonstrate site inspections of large and small scale commercial/residential projects.
ADDITIONAL REQUIREMENTS
Possession of a valid State of Florida Driver's license, before date of hire, with no more than 6 points within a 3-year period

- Provides technical information on, and related to, interpretation of the zoning code, land development code, use, location, and site specific information relating to parcels of land to the general public, contractors, architects, attorneys, business persons, agencies, and other interested parties;
- Answers inquiries regarding pending building permit applications and zoning related applications;
- Reviews CU applications for compliance with the zoning code, land development code, and other applicable codes;
- Reviews plans for design review and building permit approval and verifies compliance with planning and zoning requirements;
- Researches records, such as zoning maps, plat maps, ordinances, zoning code, legal instruments and other records for site use, density, intensity, parking requirements, property and use restrictions, etc.;
- Performs site inspections to ensure compliance with building permit plans, zoning (BOA, site plan approvals, variances, etc.) approvals, and code requirements;
- Assists where needed in the operations of the Development Services Department.

- Ability to obtain knowledge of permit processing procedures and practices;
- Ability to obtain general knowledge of the City's Code of Ordinances;
- Ability to obtain knowledge of legal descriptions and property identification;
- Ability to learn to read property surveys and design plans (i.e. site plans, architectural plans, building plans, engineering plans);
- General knowledge of shared office methods and procedures, business English, spelling, and commercial arithmetic and office management;
- Ability to perform a considerable volume of detailed record work;
- Skills in the operation of personal computer and standard application software, and standard office equipment and machines;
- Ability to communicate effectively, both orally and in writing;Ability to work in a team environment;
- Ability to establish and maintain effective working relationships with contractors, inspectors, supervisors, co-workers and the general public.
