Position Summary and Objectives

The Project Manager, Construction, reports to the Manager, Construction, and is responsible for the successful and timely delivery of assigned projects from conception through to completion and closeout. This role provides professional expertise and oversees projects related to building design, engineering, construction, zoning, and other developments as required by the Partnership.

Responsibilities

Provide Superior Returns to our Investor

Ensure efficient and effective capital project operations.

• Prepare cost estimates and update project budgets

• Review design, tender, Issued for Construction, and approved building permit drawings

• Manage all phases of new developments and major projects, including design, permit acquisition, construction, and closeout for all managed projects

• Utilize the Construction Manager (CM) report to monitor and track project status, ensuring alignment with timelines, budgets and deliverables.

• Oversee major tenant buildouts and leasehold improvements

• Collaborate with operations managers and supervisors to plan and prepare for major capital projects involving upgrades and reconstruction

• Coordinate and hold biweekly construction meetings with project stakeholders to ensure alignment and progress tracking

• Conduct bid-level reviews, evaluate bids, and participate in pre-construction meetings to ensure project alignment and cost-effectiveness

• Liaise with local, regional, and national agencies, vendors, contractors, and other stakeholders on matters related to facilities maintenance, construction, health and safety, labor, and materials

• Interpret and analyze quotations, scientific and technical documents, budget reports, and blueprints

• Conduct research to stay updated on local codes, regulations, and facility-related issues

• Prepare and present engineering reports, studies, and other relevant documents as required

• Develop and manage project schedules to ensure timely completion

• Identify project risks and implement mitigation strategies

• Ensure quality assurance and compliance with safety regulations on-site

Coordinate external contractors and service providers.

• Direct and supervise contractors on-site to ensure quality and timely completion of work

Deliver Excellent Services to Tenants

• Establish and maintain professional working relationships with the Property Management teams, tenants, Contractors and consultants

Ensure Accuracy and Reliability of Financial Information for Projects, Working with Accounting

• Control expense commitments and develop expenditure procedures to adhere to budget guidelines

Promote Environmental Sustainability in Building Operations and Construction

• Assist in the development and maintenance of the sustainability and energy management policies and programs including LEED and BOMA Best strategies

Perform other related responsibilities as requested from time to time

Qualifications

Education

• Post-secondary education in engineering, architecture or construction management required

Professional Experience

• Minimum 3 years of project management experience in commercial construction or a related field

• Strong knowledge of building design, construction processes, and cost estimating

• Basic understanding of accounting principles related to project budgets, expenses, and revenues

• Familiarity with and working knowledge of the Ontario Construction Act, municipal zoning regulations, the Ontario Building Code and its regulations, the Ontario Electrical Safety Code, and general permitting processes within the province of Ontario

• Proficient in contract management and project controls

• Experience with Yardi Construction Manager and BlueBeam (preferred)

• Must have a Valid Ontario G-Class driver’s license and access to a vehicle for daily business use
