Job Description

Description:

Allegro is an established Cleveland based real estate and advisory firm growing its Project Management practice area. In support of this growth, we’re looking to add a Construction Owners Rep/Project Manager to Our team.

A Construction Owner’s Representative acts as a professional advocate for the project owner, ensuring that a construction project aligns with their vision, budget, and schedule. Unlike a construction manager who focuses on day-to-day site execution, the owner's rep provides high-level oversight across all phases—from initial planning and design to project closeout.

This is a great opportunity for a successful construction Project Manager to make the switch to the Owners Representative side of the industry.

Core Responsibilities

  • Collaborate with various stakeholders to define project objectives, scope, and deliverables, ensuring they are aligned with clients' goals and expectations.
  • Serve as the primary point of contact between the owner and all stakeholders, including architects, general contractors, and regulatory agencies.
  • Develop and implement project management strategies and methodologies, leveraging more innovative ways of working with stakeholders to manage their individual needs.
  • Assists with site selection, feasibility studies, and assembling the project team by managing RFPs and bid processes.
  • Develops and monitors the master budget, reviews contractor invoices, and manages change orders to prevent cost overruns.
  • Creates and tracks a master project schedule that includes pre-construction (permitting/design) and post-construction (move-in/occupancy) milestones.
  • Conducts regular site inspections to ensure work meets quality standards, building codes, and contractual obligations.
  • Proactively identifies potential pitfalls and develops mitigation strategies to avoid delays or disputes.
  • Oversees the completion of punch lists, secures warranties and as-built drawings, and manages the transition of building operations to the owner.
  • Open collaboration within the company's multiple service lines to identify new opportunities to provide project management services to drive growth and expand client relationships.
  • Develop client pursuit strategies, prepare individualized pursuit “Pitch Decks”, host or attend client pitch meetings, secure new business, and successfully execute new project management opportunities.

Core Values

  • Put clients first
  • Do it right
  • Be dependable
  • Always improve
  • Work as One
Requirements:
  • Bachelor’s degree in a relevant field (construction management, engineering, architecture).
  • Experience working for a reputable General Contractor or or Architectural or Engineering Firm.
  • Projects completed ranging from $1M to $50M.
  • Experience requires 10+ years of industry experience, with a background as a Project Manager or Construction Manager.
  • Proficiency in reading blueprints, understanding construction law/contracts, and navigating local building codes and permitting processes.
  • Strong negotiation and interpersonal skills are essential for mediating disputes and translating technical jargon for the owner.
  • Familiarity with project management tools.
