The Opportunity

The Maintenance Technician will be accountable for performing all daily tasks associated with the facilities and residential equipment across property. Duties include, but are not limited to, general repairs and services across all maintenance-related disciplines, including carpentry, mechanical, plumbing, and minor electrical work.

Essential Duties & Responsibilities

• Complete daily checks of pools and spas, including covering and uncovering pools and spas, balancing chemicals, and maintaining logs.
• Contribute to improving the function and reliability of facility equipment and facilities through preventative maintenance and reports.
• Uphold all standard operating procedures put in place by the Director of Facilities and Facilities Manager.
• Prioritize work orders and complete tasks accordingly.
• Work with outside contractors, as directed.
• Follow all safety regulations to provide a safer work environment.
• Perform all duties as assigned by the senior management team, as deemed appropriate, including light maintenance and cleaning.
• Complete assigned tasks, work orders, and maintenance procedures in a timely, safe, and correct manner.
• Document all maintenance and services in accordance with company guidelines.
• Maintain accurate records of all work activities, support materials including parts used, and supplies needed for projects.

Qualifications

• Must be dependable and available to work on property on weekends, nights, and/or holidays based on business demands.
• Valid driver's license and clean driving record required.
• Pool experience and CPO (Certified Pool Operator) certification preferred.
• Strong working knowledge of hand tools and power tools.

Supervisory Responsibilities

This position has no direct supervisory responsibilities.

Working Conditions

This position is approximately 10% in-office and 90% onsite at various locations across property. Work hours will vary depending on business needs. Typical hours are between 7:00 AM and 5:00 PM, in addition to being on call nights, weekends, and/or holidays for emergencies based on business demands. Working conditions are typical of those found working outdoors, exposed to the weather, and working in snow and mud, with uneven and sometimes slippery surfaces.

When in the office, the work environment is characterized as a typical office setting, with moderate temperatures and noise levels.

Physical Requirements

• This is a physically demanding job requiring the ability to lift up to 50 pounds on a regular basis, stand, walk, reach with hands and arms, stoop, kneel, or crouch, and perform repetitive tasks with typical breaks.
• Employee will use power tools that vibrate and operate sharp cutting equipment.
• Working with heavy equipment requires employees to hear verbal communications and equipment operations.
• Interact with others, requiring the employee to verbally communicate as well as hear and understand spoken information.
• Operate manual and power tools, requiring the ability to grip objects and move fingers and hands.
• See and read equipment operation manuals and safety instruction documents.
• Remain sitting or standing for long periods of time to perform work.
