Werqwise designs, builds and operates premium coworking and flexible workspace locations across the San Francisco Bay Area. We combine our proprietary flexible-workspace technology platform — Apiro — with high-quality design, hospitality-grade operations and a strong member community.
We’re in a multi-year growth phase — opening new locations and continuously customizing our operating spaces for members. That requires professional, disciplined construction management: someone who can bring beautiful, technology-enabled spaces online on time and on budget, again and again.
About the role
This is a hands-on, end-to-end Construction Project Manager role, and an owner’s-rep position: you are the company’s eyes, ears and decision-maker on every job site. You’ll own construction delivery of our new locations — from lease signing through pre-construction, permitting and construction to closeout and opening — managing general contractors, subcontractors, vendors and landlords to bring each space online on time and on budget.
A defining feature of our builds is the seamless integration of proprietary office wall systems, including our Apiro wall-system components. Alongside conventional GC-led projects, we also run owner-build projects, where you’ll be directly responsible for all aspects of planning and managing the build.
In addition you will support our customization and maintenance operations — giving our four-person Customization & Maintenance team technical advice and sense-checking member projects on scope, price and timeline. First and foremost, that side of the role is about helping the team deliver the “Werqwise Experience” for our members.
What you'll do
Pre-construction discipline. Lead design and pre-construction for every new location, engaging all business functions (Tech, Operations, Finance, Member Experience, Apiro) and external design and manufacturing partners early. Work with our Head of Architecture, engineers and architects to produce accurate, detailed plans for permitting and pricing. Prepare detailed bid packages and trade-specific scopes of work, and coordinate with our Sourcing & Logistics Coordinator so long-lead items are sourced, staged and on site before they’re needed — not after.
Pre-construction discipline. Lead design and pre-construction for every new location, engaging all business functions (Tech, Operations, Finance, Member Experience, Apiro) and external design and manufacturing partners early. Work with our Head of Architecture, engineers and architects to produce accurate, detailed plans for permitting and pricing. Prepare detailed bid packages and trade-specific scopes of work, and coordinate with our Sourcing & Logistics Coordinator so long-lead items are sourced, staged and on site before they’re needed — not after.
Project delivery. Own end-to-end construction of multiple concurrent Bay Area projects (typically $1M–$5M+ TI builds). Drive schedule, budget, quality and safety from pre-construction through closeout. Run weekly construction meetings and make trade-off calls in real time when issues hit.
GC, subcontractor & vendor management. Source, vet, bid, negotiate and contract with general contractors and subcontractors. Push GCs on sub selection where it matters (MEP, millwork, AV, glazing) and hold them accountable to scope, schedule and quality. Manage owner-build and direct-trade subcontractors where they save time or money, and build a vendor bench you trust.
Procurement & cost control. Identify and negotiate direct buyouts that save time or money — long-lead items, FF&E, AV/IT infrastructure, specialty finishes. Own the project budget: review pay applications, change orders and invoices, challenge unjustified costs, and provide forecast-to-complete and variance reporting to Finance and leadership.
Design coordination. Partner with internal Design, our Head of Architecture, external architects / MEP engineers and interior designers. Pressure-test drawings for buildability and budget, and drive value engineering without compromising design intent.
Landlord, permitting & closeout. Manage landlord coordination for TI work, building access, MEP tie-ins and approvals. Secure all required permits and navigate SF DBI (and other jurisdictions) when needed, coordinating inspections and maintaining full regulatory and landlord compliance. At closeout, own punch lists, commissioning, warranty handover, as-builts and O&Ms — no loose ends.
Stakeholder reporting. Provide weekly portfolio dashboards to leadership covering schedule, budget, risks and the decisions needed.
What you'll bring
- 7+ years of construction project management experience, with at least 3 years on commercial interior / TI fit-outs ($1M+).
- Demonstrable experience managing both general-contractor and owner-build / direct-trade delivery models.
- A track record of delivering on time and on budget — and clear examples of when things went sideways and how you handled it.
- Strong negotiation skills; comfortable pushing back on GCs and architects.
- Financial fluency: budgets, schedules of values, cost forecasting and change-order analysis.
- Experience with bid packages, scopes of work and contract administration.
- Thorough knowledge of OSHA regulations and jobsite safety protocols.
- Tools: Procore (or similar), MS Project and Excel.
- Strong written communication — drawing comments, change orders and status reports.
- Comfortable with dual reporting lines and matrix working, and a genuine interest in new construction technology.
Bonus points for: hospitality, retail, restaurant or coworking experience; LEED AP; CCM or PMP; experience integrating proprietary or modular technology into building fit-outs, an established SF Bay Area network: GCs, subs, expediters, inspectors and landlord construction contacts.

- Direct exposure to the CEO and COO.
- Base salary of $140,000–$160,000 (depending on experience), plus an annual performance bonus (15% target) and a meaningful equity package.
