Job Description
About Omninet Capital LLC
Omninet Property Management is the in-house operating platform for Omninet Capital, a private real estate investment and management firm focused on undervalued multifamily and commercial opportunities. The portfolio spans more than 8,500 multifamily units across nine states, concentrated in high-growth markets including Texas, Tennessee, Arizona, Florida, and Nevada.
Our edge is operational. Because we underwrite, close, and operate our own assets, every member of the acquisitions team works alongside the people ultimately responsible for executing the business plan. We combine institutional rigor with the speed and conviction of a principal investor, while increasingly leveraging AI and automation to accelerate underwriting, sharpen decision-making, and uncover opportunities others miss.
Job Summary
The Central Leasing Agent owns the pre-tour leasing experience and renewal workflow for an assigned portion of the Omninet Property Management portfolio (approximately 2,200 units). Using performance data and market intelligence from Yardi and EliseAI, this role drives fast, high-quality follow-up across leads, applicants, and renewals — with a sharp focus on conversion, especially during peak leasing pushes and renewal season.
This role works hand-in-hand with the property-level EliseAI model for each assigned community, using AI-assisted outreach to extend coverage while personally handling the follow-up, judgment calls, and resident relationships that drive leases signed and renewals secured.
Responsibilities
Pre-Tour Lead Management
- Review leads daily across all assigned communities; flag any prospect not contacted within two days.
- Reach out to prospects by phone, email, and text — supplementing EliseAI-driven outreach — and log detailed, accurate notes in Yardi after every contact.
- Treat every lead with equal urgency regardless of source or property, and prioritize follow-up with prospects who have scheduled or completed a tour.
- Monitor EliseAI conversation quality for assigned communities, flag gaps or miscommunications, and loop in property managers or the Director as needed.
Renewals
- Own started, partial, and unsigned renewals for assigned communities from first offer through signature.
- Confirm renewal rates and floor plan availability with property teams before communicating terms to residents.
- Communicate renewal deadlines clearly and follow up persistently on outstanding renewals, prioritizing accounts closest to lease expiration.
- Escalate stalled or at-risk renewals to the property manager or Director of Centralization with a clear recommendation.
Tracking, Reporting & Quality
- Log every conversation and outcome in Yardi; keep resident and prospect records accurate and current.
- Track personal and portfolio performance against leasing and renewal targets; flag trends to the Director of Centralization.
- Document market feedback and prospect objections by site and share insights that could improve conversion.
- Maintain daily activity levels well above call/contact minimums.
Standards & Compliance
- Follow Fair Housing standards in all written and verbal communication with prospects and residents.
- Maintain professionalism and brand voice consistent with Omninet Property Management in every interaction.
- Perform other duties as assigned by the Director of Centralization.
Required Qualifications
- Experience in leasing, sales, or a customer-facing role, preferably in multifamily housing.
- At least one year of experience as a Leasing Consultant or similar role (preferred).
- Proficiency with Yardi and EliseAI, or comparable property management/CRM platforms (strongly preferred).
- Strong phone presence, written communication, and organizational skills.
- High sense of urgency, self-motivation, and comfort working independently in a remote or centralized role.
- Ability to interpret pipeline and performance data and prioritize outreach accordingly.
- Working knowledge of Fair Housing laws and regulations.
Preferred Qualifications
- Experience working a renewal season or pre-lease/peak leasing push across multiple communities.
- Comfort with outbound phone outreach as a primary part of the day.
- Experience working alongside an AI leasing or communications platform (e.g., EliseAI).
