Job Purpose:
The purpose of this role is to develop and implement effective marketing and leasing strategies to achieve occupancy goals and maximize ROI. This position ensures the success of marketing efforts through continuous evaluation, market analysis, and strategic adjustments. Responsibilities include overseeing leasing operations, maintaining brand consistency, managing digital marketing campaigns, and enhancing resident retention. Additionally, this role supports the training and compliance of leasing teams while fostering a positive community environment for residents and staff.
This position will have extensive travel across the GMH portfolio (75%-85%).
Qualified candidates must reside any of the following states for consideration: AR, CA, FL, GA, IL, KY, LA, MD, MA, NE, NV, NC, SC, TX.
Responsibilities:
- Prepare marketing plans and develop leasing strategies/programs designed to meet occupancy goals
- Oversee the effectiveness of marketing & leasing plans and efforts to maximize the occupancy of each community and ROI. Continually evaluate the marketing plan and budget based on preleasing velocity and resident/staff feedback to adjust for new opportunities or when tactics are not effective
- Detailed understanding of each local market and competitive set
- Train and ensure leasing staff comply with corporate procedures and government laws on Fair Housing
- Ensure follow-up activities take place for all prospective residents following established policies and procedures.
- Generate and track lead sources and traffic of prospective residents by utilizing effective marketing techniques
- Manage and review all lease, guarantor and data entry processes
- Coordinate effective resident retention programs
- Ensure each site maintains professionally printed collateral and promotional items, effectively using corporate brand
- Drive and maintain social media campaigns and online advertising sources
- Produce property and market-specific content for inclusion in the property social media outlets blog and company websites
- Coordinate PPC ads and social media campaigns with corporate marketing
- Lead online reputation management and develop a strategy to generate good reviews
- Work with corporate marketing to keep branding and messaging cohesive and consistent across all marketing mediums
- Aid the General Manager’s in the recruiting, interviewing, hiring and training of all leasing professionals
- Understand the needs and expectations of residents, prospective residents, clients, and vendors and exceed their expectations
- Maintain a positive community environment for both residents and associates and encourage participation in events and activities
Characteristics and Qualifications:

- 7+ years of leasing and marketing experience
- Student Housing experience preferred
- Superior customer service and communication skills
- Experience with event planning and property or product marketing
- Must display strong leadership skills and the ability to solve day to day problems
- Availability to work some nights and weekends as necessary
- Proficient with Microsoft Office Suite
- Entrata and Yardi experience preferred
- Leasing and sales experience—Required
- Experience with Canva or Adobe Suite, preferred
- Proficient in social media marketing
