Partners is a growing organization with a development portfolio that includes approximately 1,000 units in various stages of development.
Job Summary
The Housing Data Analyst is responsible for providing financial and data analysis in support of the organization's affordable housing portfolio, with a primary focus on Low-Income Housing Tax Credit (LIHTC) properties. This role reviews property financial statements, budgets, and audits, prepares reports and dashboards, and recommends solutions to improve the financial and operational performance of the portfolio. The Analyst also supports development activities through data preparation, financial schedules, and reporting that advance projects in the development pipeline.
Key Responsibilities:
Financial Analysis and Reporting
- Review property-level financial statements, operating budgets, and audits to assess performance and identify variances.
- Prepare recurring and ad hoc financial reports, schedules, and dashboards for housing and finance leadership.
- Monitor property and portfolio performance against budget and flag issues for leadership review.
- Conduct financial analysis to support cash flow, capital needs, and portfolio planning.
Data Analysis and Recommendations
- Analyze property and portfolio data to identify trends and recommend solutions that improve financial and operational outcomes.
- Compile and maintain data sets that support long-term portfolio and development planning.
- Develop and maintain reporting tools and dashboards to improve visibility into portfolio performance.
Development Support
- Support development activities through preparation of financial schedules, reports, and data needed for projects in the development pipeline.
- Assist in assembling information for project underwriting, funding applications, and feasibility analysis.
- Coordinate with development teams to provide data and analysis during transitions from development to stabilized operations.
Compliance and Stakeholder Reporting
- Assist in the preparation of investor, lender, and compliance reporting for LIHTC properties.
- Support tenant income certification, rent restriction, and regulatory reporting processes through accurate data and analysis.
- Partner with finance and accounting teams to support investor reports, compliance audits, and tax credit delivery updates.
Work Environment
- Occasional travel may be required for site visits and meetings.

Compensation and Benefits:

Requirements:QUALIFICATIONS AND KNOWLEDGE:
- Bachelor's degree in finance, accounting, real estate, business administration, or a related field. Relevant experience may substitute for education.
- Experience reviewing or analyzing financial statements, budgets, or audits.
- Strong financial and analytical skills, with proficiency in spreadsheets and reporting tools.
- Knowledge of affordable housing, LIHTC properties, or real estate development preferred.
- Familiarity with HUD programs and affordable housing compliance preferred.
- Exceptional problem-solving, analytical, and organizational skills.
- Proven ability to manage multiple priorities, meet deadlines, and communicate effectively with diverse stakeholders.
