Position Summary
The Property Administrator is a corporate office-based position that serves as the liaison between River View Residential's corporate office and onsite property management teams across the multifamily portfolio. This role supports portfolio operations by coordinating lease renewals, monitoring property performance, reviewing accounts payable processes, supporting revenue management initiatives, and ensuring operational standards are consistently maintained across all communities.
Working closely with executive leadership and onsite teams, the Property Administrator provides operational guidance, assists with due diligence for prospective acquisitions and dispositions, conducts property visits, and supports strategic initiatives that drive portfolio performance and operational excellence. This position requires some travel to both existing communities and prospective acquisition properties.
The ideal candidate is an experienced multifamily property management professional who is highly organized, analytical, detail-oriented, and capable of managing multiple priorities while building strong relationships with onsite teams, corporate leadership, and business partners.
Primary Responsibilities
- Serve as the primary corporate liaison between the corporate office and onsite property management teams across the multifamily portfolio.
- Prepare, review, and distribute lease renewal batches to onsite teams while ensuring deadlines and company standards are met.
- Monitor lease renewal performance and occupancy trends, partnering with onsite teams to maximize resident retention.
- Review and monitor property performance metrics, identify opportunities for improvement, and communicate recommendations to regional and onsite management.
- Review the communities’ accounts payable submissions for accuracy, completeness, and compliance with company procedures before processing.
- Assist with vendor invoice management and resolve discrepancies with onsite teams and vendors as needed.
- Support revenue management initiatives by monitoring pricing strategies, lease expirations, and occupancy performance using YieldStar and other revenue management tools.
- Partner with onsite teams to ensure company policies, operational procedures, and administrative standards are consistently followed.
- Conduct property visits to perform operational reviews, inspections, and administrative audits.
- Participate in acquisition and disposition due diligence activities, including property inspections, file reviews, and documentation of operational findings.
- Travel to assigned communities as needed to provide training, guidance, and administrative support regarding lease administration, renewals, accounts payable processes, and company procedures.
- Assist executive leadership with a wide range of operational, administrative, and strategic initiatives to support the success of the multifamily portfolio.
- Prepare operational reports, performance summaries, and other documentation for corporate leadership and ownership.
- Assist with special projects, portfolio initiatives, and process improvement efforts.
Qualifications
- Minimum of two (2) years of experience as a Property Manager in the multifamily housing industry required.
- Previous experience supporting multiple communities or portfolios is preferred.
- Demonstrated experience using RealPage/OneSite property management software is required.
- Experience with YieldStar and revenue management principles is required.
- Strong understanding of multifamily property operations, leasing, lease renewals, occupancy management, and resident retention.
- Experience reviewing accounts payable processes and financial documentation is preferred.
- Excellent organizational, analytical, and problem-solving skills.
- Strong communication and relationship-building abilities with corporate and onsite teams.
- Ability to analyze property performance metrics and recommend operational improvements.
- Proficiency with Microsoft Office Suite, including Excel, Outlook, and Word.
- Valid driver's license with reliable transportation
- Ability and willingness to travel regularly to communities within the existing portfolio and prospective acquisition properties to support operations, conduct due diligence, and assist with corporate initiatives
