Construction Manager II

Reports to Regional Operations Director

Summary

OPTERRA Energy Services has an immediate opening for a Construction Manager II to support the Central Region Operations Team. The Construction Manager will be a key member of the project delivery team and will be primarily responsible for on-site management of all construction activities. The Construction Manager will report to the Regional Operations Director and support the project’s respective Project Manager during the project execution phase. During periods between on-site construction management assignments, this position will support the region with site assessments, peer design reviews, constructability reviews, and other tasks during the project development, procurement, and the engineering phases of such projects. Projects typically include a combination of energy efficiency measures, capital improvement projects, and renewable energy installations, to help local cities, schools and counties or other Public Sector customers become more sustainable, save money, and improve facilities.

Essential Job Functions

The following responsibilities are not limited to:

  • Provides field input to assist the project manager in tracking and reporting of schedule and budget performance during the construction phase.
  • Prepares and executes Health & Safety, Environmental, Quality Assurance and Quality Control plans for construction projects.
  • Opines on constructability through the review of Contractor plans, determining if special operator access or maintenance provisions are required.
  • Maintains daily on-site representation with the customer contact to ensure all expectations are met.
  • Ensures project execution adheres to applicable industrial standards and regulatory codes.
  • Facilitate weekly construction progress meetings with the OPTERRA project team, customer representatives, design consultants, and all subcontractors.
  • Manages customer requirements for site access and security for Contractor, including but not limited to key card access.
  • Develops and maintains daily logs and weekly reports on construction progress for Project Manager.
  • Coordinates scheduled shutdowns/outage requests with the customer and applicable utility companies.
  • Supports construction administration including managing Requests for Proposals (RFP), Requests for Information (RFI), Submittals, Transmittals, Change Requests, Field Directives, and reviewing subcontractor Applications for Payment.
  • Ensures subcontractor work conforms to construction drawings and specifications.
  • Ensures project schedule is adhered to, for all subcontractors, and reports progress and potential delays to the project manager.
  • Coordinates with Project Engineer(s) for technical consult and QA/QC inspections.
  • Leads the punch list process between substantial and final completion; leads the project turnover from construction through commissioning to operations.
  • Supports cost estimation and scheduling for projects in development/design.

Education/Experience

A successful candidate shall meet the following requirements:

  • Bachelor’s degree in Construction Management or in a technical field from an ABET institution or equivalent in demonstrated experience; Bachelor’s Degree in Architecture or Engineering preferred.
  • Minimum of 3 years’ experience in a similar role.
  • Ability to review and understand construction documents; including plans, specifications, details, sections, and elevations for a variety of scope types.
  • General understanding of design, construction and operations of commercial renovation projects; previous experience in K-12, Higher Ed, and other Municipal capital improvement projects is preferred.
  • Strong presentation and communication skills (verbal and written) to be able to engage with all stakeholders including contractors and government agencies.
  • Demonstrated ability to create a team culture of camaraderie, integrity and trust among the integrated project team members, consultants, and subcontractors.
  • Demonstrated ability to facilitate meetings and ensure performance expectations and resultant outcomes are met.
  • Experience in Construction Management Software (CMS); Procore is preferred.
  • Experience with Microsoft Office Applications (Word, Excel, PowerPoint and Project)
  • OSHA 30-Hour Certification.
  • For this position, you must have evidence of right to work in the U.S. There is no employer sponsorship of U.S. residency or work authorization with this role.
  • Must hold a valid driver’s license

Work environment includes a blend of indoor office and outdoor jobsite settings during normal business activities. Essential Physical Abilities:

  • Ability to travel on a weekly basis to the project site.
  • While performing the duties of this job, the employee could be exposed to adverse weather conditions.
  • The noise level in the work environment is usually moderate.
  • Ability to sit or stand for a long period of time.
  • Significant walking on or around a project site, each day.
  • Ability to access confined spaces and areas of varying temperature.
  • Ability to climb roof access ladders and steep ships ladders to equipment mezzanines.
  • Could involve some lifting.

Project assignments could include anywhere in the continental United States with travel up to 100% of time.
