High-End Residential Business Development & Sales

We deliver high-quality interior and exterior shading and outdoor living systems for complex residential and architectural applications. As our team continues to grow, we are seeking an experienced Residential Business Development Manager to expand LuTek's high-end residential presence, develop strategic referral relationships, and generate profitable sales throughout Colorado and the greater Rocky Mountain region.
Role OverviewLuTek is seeking a polished, highly organized business development and sales professional to grow relationships and revenue within the high-end residential market. The role will work directly with homeowners, custom home builders, contractors, architects, designers, and other referral partners to identify opportunities, position LuTek solutions, and guide clients through the purchasing process. The individual will remain the primary relationship owner from the initial conversation through installation and final walkthrough.
This is a hands-on, field-based role centered on business development, consultative selling, account growth, and white-glove client service. The successful candidate will build a strong network of contractors, custom home builders, and residential influencers, create direct homeowner opportunities, manage a disciplined sales pipeline, and partner closely with LuTek's project management and installation teams to deliver an exceptional customer experience.
Key ResponsibilitiesResidential Business Development and Sales- Generate, develop, and close high-end residential opportunities throughout Colorado, prioritizing the Denver-area communities and supporting mountain markets such as Aspen, Vail, Telluride, and similar destinations.
- Conduct in-home and on-site consultations to understand the homeowner's design goals, lifestyle needs, project priorities, budget, and technical requirements.
- Recommend appropriate custom shading and/or outdoor living solutions for standard, complex, and architecturally challenging applications.
- Prepare and present proposals, guide clients through product and design decisions, address questions and objections, and secure signed agreements.
- Carry an individual sales quota and consistently work toward achieving or exceeding assigned revenue targets.
- Develop productive relationships with contractors and custom home builders to position LuTek solutions in pre-sold new construction projects.
- Partner with builders to position LuTek for post-sale homeowner consultations when shading or outdoor living selections are not included in the original home purchase.
- Build referral relationships with architects, interior designers, luxury real estate professionals, and other trusted participants in the high-end residential market.
- Represent LuTek at relevant builder, design, luxury home, and community events.
- Create and maintain account plans for priority builder and referral relationships, including active projects, key contacts, future opportunities, and next actions.
- Maintain primary ownership of the relationship from initial inquiry through project completion.
- Set clear expectations regarding scope, selections, timing, responsibilities, and the installation process.
- Coordinate closely with the assigned project manager, estimators, technical resources, and installation team to ensure requirements are accurately documented and executed.
- Maintain proactive communication throughout the project, including updates, changes, decisions, and issue resolution.
- Conduct the post-installation walkthrough, complete the final checklist, document any open items, and confirm client satisfaction.
- Support timely resolution of punch-list items while maintaining a professional, white-glove level of service.
- Develop long-term relationships that generate referrals, repeat projects, additions, replacements, and expanded system opportunities.
- Maintain an active pipeline of direct homeowner, builder, referral, and new construction opportunities.
- Conduct consistent prospecting and follow-up through referrals, networking, targeted outreach, site visits, and relationship development.
- Maintain accurate CRM records for accounts, contacts, activities, project values, selections, next steps, and expected close dates.
- Provide reliable forecasts, activity reporting, and market feedback to sales leadership.
- Travel regularly throughout Colorado and periodically to high-end residential markets in Wyoming, Utah, New Mexico, and other Rocky Mountain locations as needed.
- 3-10 years of consultative sales, outside sales, account management, project-based sales, or relationship-driven business development experience.
- Experience serving high-net-worth homeowners or selling premium products and services in luxury residential construction, architectural products, window treatments, outdoor living, interior design, home automation, lighting, cabinetry, appliances, or related categories is strongly preferred.
- Demonstrated ability to build trust quickly, guide clients through complex decisions, and close high-value residential projects.
- Strong attention to detail and the discipline to manage multiple clients, selections, project stages, commitments, and follow-up requirements.
- Professional presence, sound judgment, discretion, and comfort working in private homes and with affluent clientele.
- Ability to translate client goals into clear project requirements and coordinate effectively with technical, project management, and installation teams.
- Strong written and verbal communication, presentation, negotiation, and relationship-building skills.
- Self-directed and comfortable balancing prospecting, appointments, travel, proposal activity, project communication, and post-install follow-through.
- Working knowledge of CRM systems and disciplined pipeline management.
- Valid driver's license and willingness to drive for customer appointments, including occasional overnight travel.
- Consistent growth in qualified high-end residential opportunities and closed revenue.
- Achievement or exceedance of assigned sales targets.
- A growing network of productive custom home builder and referral relationships.
- A visible, accurate, and sufficiently sized pipeline across direct homeowner and builder-generated channels.
- High proposal-to-close conversion and disciplined follow-up throughout the sales process.
- Clear coordination with project management and installation teams, with minimal preventable errors or customer surprises.
- Strong client satisfaction, successful final walkthroughs, and prompt resolution of open items.
- Repeat business and referrals from homeowners, builders, designers, and other residential partners.
- Salary Range $120K - $135K which includes Competitive base salary plus performance-based commission

- On site office and field-based position headquartered in Arvada, Colorado.
- Regular in-person consultations, jobsite visits, builder meetings, and project walkthroughs throughout Colorado.
- This role requires flexibility to accommodate client and project schedules, including occasional early, late, or overnight travel.
This role combines high-end residential business development, consultative sales, and ownership of the customer experience. The successful candidate will develop key relationships, create and close opportunities, and help build a significant residential revenue channel for LuTek.
