POSITION SUMMARY

The Project Manager plays a critical leadership role in the successful planning, execution, financial management, and delivery of multifamily construction projects. This individual is responsible for leading projects from preconstruction through closeout while fostering strong relationships with clients, design teams, trade partners, field teams, and internal stakeholders.

ESSENTIAL RESPONSIBILITIES

Project Leadership & Execution

  • Lead multifamily construction projects from preconstruction through final closeout
  • Manage project budgets, schedules, logistics, procurement, subcontractor coordination, and overall project execution
  • Develop and maintain strong working relationships with Owners, Architects, Consultants, and Trade Partners
  • Collaborate with field teams to proactively identify and resolve project challenges
  • Analyze project logistics, sequencing, constructability, and scheduling impacts to support successful project delivery
  • Forecast and manage project costs, changes, contingencies, and financial risks
  • Protect the company’s contractual rights regarding schedule impacts, change orders, delays, and additional compensation
  • Maintain a strong understanding of Owner contracts, subcontract agreements, and project requirements

Preconstruction & Financial Management

  • Participate in preconstruction activities including scope reviews, estimating exercises, budgeting, value engineering, and constructability reviews
  • Manage scope modifications, owner allowances, and buyout processes throughout the project lifecycle
  • Evaluate and communicate the cost and operational impacts of design, material, and sequencing decisions
  • Support accurate forecasting and financial reporting throughout the duration of the project

Team Development & Communication

  • Mentor and support Project Engineers, Assistant Project Managers, and field personnel
  • Maintain consistent communication and collaboration with Superintendents and field teams
  • Promote accountability, teamwork, and a positive project culture
  • Communicate proactively with leadership regarding project challenges, risks, staffing needs, and client concerns

Client Experience

  • Foster trust and confidence with clients through professionalism, responsiveness, and solution-oriented communication
  • Anticipate project challenges and work collaboratively to resolve issues before escalation
  • Represent Varium Construction Group in a manner consistent with our culture, values, and reputation

MINIMUM QUALIFICATIONS

  • 5–7+ years of commercial construction experience required, preferably in multifamily construction
  • Strong understanding of construction scheduling, budgeting, logistics, and contract administration
  • Ability to lead teams, manage multiple priorities, and communicate effectively with various stakeholders
  • Proficient in Microsoft Office Suite and standard construction management software platforms
  • Strong organizational, problem-solving, and leadership skills

  • Ability to lift up to 50 pounds
  • Standing and walking are constantly required to accomplish tasks
  • Drive from one worksite to another
  • Operating machinery and power tools
  • Work outdoors in various weather conditions—low temperatures/high temperatures/noisy environments/enclosed spaces
  • Constant use of hands/arms to handle, feel, or move objects
  • Occasionally kneel, crouch, crawl, or sit
  • Vision requirements include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus
