Job Description
Under close supervision from the Supervisor, Building Services, performs a variety of un-skilled and semi-skilled tasks related to the maintenance and repair of assigned buildings, mechanical equipment, and related facilities. This position may also receive technical and functional supervision from the Building Services Technician III.
Duties may include, but are not limited to, the following:
- Performing semi-skilled and skilled buildings and grounds maintenance work involving carpentry, painting, plumbing, and heating/ventilation/air conditioning (HVAC) tasks in the repair and maintenance of assigned buildings, grounds, landscaping, equipment, and facilities.
- Maintaining and repair mechanical systems such as boilers, air conditioners and other air cooling systems; maintain and repair lighting systems in buildings, including parking lots.
- Installing, repairing, and maintaining plumbing fixtures/equipment including toilets, pumps, and faucets.
- Installing and modifying modular furniture configurations, including electric supply.
- Installing, repairing, and painting drywall.
- Inspecting and repairing doors, locks, windows, floors, lockers, gates, roofs/down spouts/gutters, and ceilings; inspecting various maintenance projects.
- Working collaboratively with outside vendors and contractors in identifying unusual problems and/or maintaining and repairing assigned facilities and buildings.
- Reporting potential safety problems related to assigned buildings and facilities, clean up spills and unsafe conditions as identified; lock and unlock doors of assigned facilities.
- Repairing and maintaining ice machines, and a variety of appliances, refrigerators, dishwashers, and related small appliances.
- Performing set up for events and classes including audio-visual, public address systems, lighting, and related furniture or equipment.
- Building and maintaining positive working relationships with co-workers, other Fairfax Water employees, and the public using principles of good customer service.
- Receiving and distributing incoming packages, inner office mail, parcel deliveries including assembling and installing as needed.
- Inventorying and stocking supplies throughout assigned buildings.
- Graduation from high school or equivalent supplemented by course work or training in one or more of the building trades is highly desirable. One year of experience performing building maintenance work such as carpentry, painting, plumbing, and heating/ventilation/air conditioning (HVAC) tasks is highly desirable.
- General methods and practices used in a variety of building trades, such as carpentry, general construction, electric, plumbing, painting, and heating/air conditioning systems.
- Tools and equipment used in a variety of building construction and maintenance trades; use and purpose of general construction tools and equipment.
- Basic computer skills needed to perform job duties including data entry/retrieval.
- Ability to maintain records related to work activities and budgets.
- Ability to learn to perform semi-skilled work in the maintenance and repair of assigned buildings, equipment, and related facilities.
- Know and understand operations, and observe safety rules; intermittently analyze problem equipment; identify and locate equipment; interpret work orders; remember equipment location; and explain jobs to others.
- Learn to solder and weld to make repairs and fabricate parts.
- Read blueprints and work from rough sketches; prepare rough sketches.
- Work on-call on evenings, weekends, or holidays.
- Communicate clearly and concisely, both orally and in writing.
- Establish and maintain effective working relationships with those contacted in the course of work.
- Possession of a valid driver's license and good driving record.
- Must pass a controlled substance (drug) test for employment.
- Intermittently, sit while studying or preparing reports
- Bend, squat, climb, kneel and twist when installing, repairing, and servicing equipment
- Perform simple and power grasping, pushing, pulling, and fine manipulation
- Ability to lift up to 60 pounds.
