Job Summary
The Groundskeeper / Porter is responsible for maintaining the overall cleanliness, curb appeal, and appearance of the community. This position assists with exterior grounds maintenance, cleaning and maintaining common and amenity areas, cleaning vacant apartment homes during the make-ready process, light maintenance tasks, property inspections, and resident communication distribution.
The Groundskeeper / Porter works closely with the Service Supervisor and Property Manager to ensure the community remains safe, attractive, and operates in accordance with company standards.
Key Responsibilities
Grounds & Curb Appeal Maintenance- Maintain the overall appearance and curb appeal of the community.
- Perform daily inspections of the property and common areas.
- Remove litter, debris, and trash from grounds, parking areas, breezeways, and amenity spaces.
- Empty and maintain community trash receptacles.
- Assist with landscaping efforts including watering, weeding, pruning, mulching, and general upkeep.
- Maintain cleanliness around dumpsters, compactor areas, and service locations.
- Ensure common areas, clubhouses, fitness centers, laundry rooms, hallways, and other amenity spaces remain clean and presentable.
- Clean and sanitize communal areas including clubhouses, leasing offices, fitness centers, laundry rooms, hallways, stairwells, breezeways, mail/package areas, restrooms, and other shared spaces as applicable.
- Sweep, vacuum, mop, dust, wipe down, and sanitize floors, glass, doors, fixtures, furniture, countertops, and high-touch surfaces in communal areas.
- Restock paper products, soap, trash liners, and other community cleaning supplies as needed.
- Maintain pool decks, outdoor seating areas, grills, playgrounds, dog parks, and other amenity spaces in a clean and presentable condition.
- Clean walkways, stairwells, breezeways, and building exteriors as needed.
- Assist with pressure washing and exterior cleaning projects.
- Support seasonal property preparation and weather-related cleanup efforts.
- Assist with pool area cleanliness and monitor surrounding areas for safety concerns.
- Assist the Service Supervisor with apartment turns and make-ready activities as assigned.
- Clean vacant apartment homes as assigned to prepare units for new residents, inspections, or showings.
- Perform detailed cleaning of kitchens, bathrooms, bedrooms, living areas, closets, floors, windows, appliances, cabinets, countertops, fixtures, and other surfaces.
- Sweep, vacuum, mop, scrub, dust, wipe down, and sanitize surfaces within vacant units.
- Remove trash, debris, and abandoned items from vacant units as directed.
- Clean windows and tracks, doors, baseboards, vents, light fixtures, refrigerators, ranges/ovens, dishwashers, sinks, tubs, showers, toilets, and vanities as applicable.
- Identify and promptly report damages, maintenance needs, pest concerns, leaks, missing items, or other deficiencies discovered while cleaning vacant units.
- Complete final touch-up cleaning following maintenance, painting, flooring, or vendor work to ensure the apartment meets move-in-ready standards.
- Perform basic painting and touch-up projects.
- Assist with moving supplies, equipment, and materials throughout the property.
- Support maintenance personnel with projects and preventative maintenance efforts.
- Report maintenance concerns, damaged property, and operational deficiencies promptly.
- Conduct regular inspections to identify hazards and safety concerns.
- Report issues involving lighting, trip hazards, fencing, gates, sidewalks, amenities, and other community areas.
- Follow all company safety policies, procedures, and OSHA guidelines.
- Utilize required personal protective equipment (PPE) when performing assigned duties.
- Promote safe work practices and immediately report workplace accidents or incidents.
- Deliver resident notices, newsletters, and community communications as directed.
- Interact professionally with residents, guests, vendors, and team members.
- Support community events and property initiatives as requested.
- Assist with maintaining a positive resident experience through prompt attention to community appearance concerns.

Requirements:Job Requirements:
- High School Diploma or GED preferred.
- Previous groundskeeping, porter, janitorial, landscaping, maintenance support, or related experience preferred.
- Ability to read, understand, and follow verbal and written instructions.
- Valid driver's license and reliable transportation required.
- Ability to work independently and as part of a team.
- Ability to perform physical labor in both indoor and outdoor environments.
- Previous multifamily housing, hospitality, commercial property, or janitorial experience.
- Experience operating landscaping equipment, pressure washers, hand tools, and basic maintenance equipment.
- Familiarity with property maintenance and safety procedures.

- Role Importance: The Groundskeeper / Porter plays a critical role in maintaining curb appeal, resident satisfaction, community cleanliness, and overall property presentation. This position directly impacts first impressions, resident retention, and the overall resident experience.
- Responsibility for Others: No direct supervisory responsibilities. Expected to work collaboratively with maintenance, leasing, and management teams to support community operations.
- Work Setting: This position is performed primarily outdoors throughout the community and may include work in common areas, breezeways, amenity spaces, parking areas, landscaped areas, vacant apartments, and maintenance support areas.
- Job Hazards: Exposure to varying weather conditions, landscaping equipment, cleaning chemicals, maintenance tools, uneven surfaces, insects, and other outdoor environmental conditions. Adherence to company safety policies and procedures is required at all times.
- Work Attire: Company-approved attire and any required personal protective equipment (PPE) must be worn in accordance with MMG policies and safety guidelines.
- Physical Requirements: Frequently required to walk the property, stand, bend, stoop, kneel, crouch, climb stairs, and perform repetitive physical tasks. Regularly required to lift, carry, push, and pull materials, equipment, and supplies weighing up to 50 pounds. Ability to work outdoors for extended periods in varying weather conditions.

- Routine vs. Challenging Work: This role includes routine grounds inspections, trash removal, cleaning, and curb appeal responsibilities while requiring flexibility to respond to weather-related issues, property needs, and special projects.
- Scheduling: Standard schedule is Monday through Friday, 8:30 AM – 5:00 PM, with flexibility based on operational needs and as communicated by direct supervisor. This position is not part of the maintenance emergency on-call rotation.
- Travel: Primarily assigned to a single community. Occasional travel to nearby properties for training, special projects, or operational support may be required.
