Responsibilities
As a Senior Director/Director – Asset Management with Hines, you will be responsible for strategic planning, market analysis, leasing, understanding financial metrics, negotiation, budgeting CAPEX oversight and effective people management with a focus on the retail asset class. Responsibilities include, but are not limited to:
- Underwriting asset management strategies and business plans for potential investments.
- Completing strategic asset management initiatives to improve the Western Europe portfolio: refurbishments, redevelopment, lease negotiations, CAPEX projects.
- Budget planning and recommending the annual budget to the investor.
- Managing the preparation and submittal of assigned reporting to management and investors.
- Ensuring on-time and on-budget delivery of all strategic decisions.
- Managing third parties including external property managers, lawyers, valuers, and leasing agents.
- Participating in the analysis and operationalisation of the ESG impact on the property sector and taking relevant decisions.
- To hold and develop strong occupier relationships that are accretive to our portfolio leasing strategy, and rent optimisation through lease churn and renegotiation.
- Collaborating with the Hines UK, Ireland and France acquisitions team
- Securing third party management services work.
- Working jointly with Hines’ regional teams to evaluate and agree strategy for each asset.
- Generally supporting team members in strategy formation and execution.
- Upholding Hines’ ethical standards through meticulous compliance.
Qualifications
Minimum Requirements Include:
- You are educated to a degree level in a business subject and preferably can demonstrate an ongoing commitment to further education, be that a master’s degree or RICS accreditation.
- Ten or more years of experience working in the commercial real estate industry for a real estate company with responsibility for financial analysis, leasing/marketing activity oversight, and execution of strategic plans.
Ability to work independently and needs a minimum oversight.
Possess the highest degree of integrity.
Excellent verbal and written communications skills.
Excellent interpersonal skills.
Ability to think creatively and contribute to project success.
Ability to manage a variety of tasks within a tight time schedule.
Ability to analyze real estate from a strategic point of view.
Well organized with a strong attention to detail.
Proficiency with Excel, Word and Powerpoint. Argus valuation software is valuable.
