The Role

Salary $200-220k + Bonus

We are looking for a Vice President of Property Development to join our Team! Referred to internally as Property Delivery Director - US, you will be responsible for ownership for delivery of all US pipeline projects, including new gyms and refurbishments. Responsible for pipeline reporting and communication. Oversee project delivery of all property developments from initial due diligence and scoping through to completion, working effectively with internal teams and outsourced partners to optimize project outcomes.

You will provide effective leadership of an internal team of Development Managers and Investment Delivery Managers, other internal resources, and outsourced partners, to ensure the delivery of the US pipeline to ambitious targets. Recruit coach, and motivate a team to deliver the following activities:

- Ensure the effective delivery of each development project, from kick off through to completion, delivering the required project outcomes on time, to cost and quality expectations, including all handover requirements.

- Work with stakeholders across the business and external partners to overcome project hurdles and mitigate risks to ensure effective delivery of the business's property pipeline targets.

- Provide short, medium, and long-term views of the pipeline and work with stakeholders to ensure the relevant number of projects and resources are available to achieve the business's targets.

- Ensure all budgets and capex investments are appropriately approved, and expenditure is delivered within agreed values.

- Facilitate effective decision making at key stages in the development process using relevant governance forums.

- Gain appropriate and timely approvals and consents (including landlord approvals and permits) through effectively liaising with landlords and local authorities.

- Work with Cost Management and Procurement to ensure there is a sustainable and effective supply chain in place, ensuring no delays to project delivery through supply chain constraints.

- Ensure health and safety requirements are achieved during all on-site activities.

Requirements:

The Person

Core Experience

- Has experience working in or with large scale organisations in customer facing industries such as leisure, retail, hospitality and retail banking.

- Has experience of delivering multple fit out projects simultaneously, through utilising internal and outsourced resources, to a consistent brand standard.

Programme Management Capability

- Proven ability to lead and deliver complex property programmes, translating strategy into clear plans and achieving outcomes.

- Strong programme governance, financial and risk management capability, ensuring effective control, reporting, and benefits realisation across multiple workstreams.

Influencing & Relationship Building skills

- An excellent communicator, with the ability to convey complex messages and influence at a senior level.

- A highly capable operator who can successfully resolve difficult situations and make critical decisions under pressure.

Execution & Leadership

- Credible, influential leader able to align and motivate senior stakeholders across the business.

- Confident decision maker who role models inclusive, accountable leadership and maintains momentum in complex, fast paced environments.
