Responsibilities

As an Analyst / Senior Analyst - Fund Management with Hines, you will work primarily across various fund management responsibilities, with a particular focus on financial modelling, performance analysis, valuation, liquidity and reporting, together with selective exposure to acquisitions, investor due diligence and capital raising. The role is designed to develop from analytical execution into increasing ownership of portfolio-management workstreams.

Hines is looking to hire an Analyst / Senior Analyst into the Investment Management team, primarily to work on Hines Asia Property Partners (HAPP), Hines' flagship institutional Asia-Pacific core-plus fund. Launched in 2021, HAPP is an open-ended, diversified vehicle investing across developed Asia markets, including Japan, Australia, South Korea, Singapore and New Zealand.

Based in Singapore, this is an opportunity to join a high-performing investment team and contribute to the continued growth of HAPP while working at the centre of Hines' Asia-Pacific investment platform. The role will work closely with senior Investment Management leadership, as well as Hines' acquisition, asset management, research, financing, development and sustainable value creation teams across the region. Responsibilities include, but are not limited to, participating in:

Portfolio Management

  • Development, maintenance and review of HAPP's asset- and fund-level financial models, including portfolio performance, return forecasting, liquidity, valuation, cash flow, performance attribution and scenario analysis, with a focus on identifying the key drivers of fund and investment performance.
  • HAPP's recurring fund-management cycle, including quarterly business planning, valuation, asset-model roll-up, liquidity forecasting, performance and return analysis, and portfolio and investor reporting, working with country teams and relevant functional specialists to review inputs, analyse actual performance against budget and prior periods, and ensure accurate and timely outputs.
  • Process improvement, automation and technology initiatives across portfolio modelling, reporting and data workflows to improve scalability, controls and efficiency.

Investment & Asset Management

  • Asset management of the Fund's investments, including analysis of business plans, monitoring of portfolio performance and identification of value-enhancing initiatives in collaboration with country teams. More experienced candidates will progressively own selected portfolio and asset-management workstreams with senior oversight.
  • Selected acquisitions and strategic opportunities across Asia-Pacific, including underwriting, portfolio-fit and fund-level impact analysis, transaction execution, and investment strategy / portfolio construction, working with Hines' local country teams, Hines Research and relevant functional specialists.

Investor Relations & Capital Raising

  • Investor relationships with current and prospective institutional investors, including investor due diligence, DDQ / RFP responses, portfolio analysis and selected investor meetings, working with the broader Fund team, Capital Markets and other stakeholders across Hines.
  • Preparation and coordination of analysis and investment content for investors and internal stakeholders, including fund updates, investor meeting materials, portfolio reviews and other capital-raising materials.


Qualifications

Minimum Requirements include:

  • Typically 2-5 years of relevant experience in real estate private equity, investment management, investment banking, real estate investment or a related field. Candidates somewhat below or above this range may also be considered where capabilities and experience are strongly aligned. Direct Asia-Pacific experience is desirable but not essential.

  • Bachelor degree from a high-calibre institution, preferably in a subject area demanding high analytical aptitude.

  • Highly numerate with strong analytical and financial modelling capability. Demonstrated ability to build, audit and interpret financial models, identify key performance and return drivers, and explain conclusions clearly. Experience analysing real estate investments, portfolios or operating companies is desirable.

  • Ability to distil complex analysis into clear conclusions and present ideas effectively in written, verbal and graphical form, including in Word and PowerPoint.

  • Excellent communication skills with confident fluency in written and spoken English. Additional Asian language capability would be advantageous given the regional remit of the role.

  • Ability to relate well to other people at all levels, internally and externally. Culturally sensitive and comfortable working across multiple Asia-Pacific markets and stakeholder groups. Display passion and energy, creating a positive working environment.

  • Proactive, self-motivated and able to take ownership, use initiative and escalate appropriately.

  • Confidence, independence and strong interest in working in an entrepreneurial, growth-oriented investment environment.

  • Strong attention to detail, particularly in financial models, recurring reporting and data quality.

    • Ability to manage multiple priorities and recurring reporting / modelling deadlines, working quickly and accurately to a high standard under pressure.

    • Positive energy and contribution to team spirit.

    • Ambition and willingness to learn, with a clear desire to develop from analytical execution into investment and portfolio-management ownership. More experienced candidates should be able to take increasing responsibility for portfolio analysis, selected asset-management workstreams and investor due diligence.
