Detailed Responsibilities:
The following are detailed descriptions of the job tasks involved with this position:
· Lead, mentor, and develop the Purchasing team while establishing best practices and driving operational excellence.
· Develop and execute purchasing strategies that support company growth, profitability, and operational efficiency.
· Partner with Construction, Sales, Architecture, Design, and Accounting teams to ensure timely procurement and resolution of scheduling, material, and vendor performance issues.
· Analyze budgets, cost reports, plan comparisons, job cost variances, and monthly accruals to maintain pricing accuracy and maximize profitability.
· Negotiate vendor contracts, pricing agreements, rebates, and strategic partnerships to achieve cost savings and improve service levels.
· Source and qualify new trade partners, suppliers, and products to support company initiatives and market competitiveness.
· Oversee purchasing systems and databases, ensuring accurate product information, specifications, pricing, and sales incentives within BRIX.
· Direct the purchasing process for labor and material purchase orders, ensuring timely issuance and accuracy.
· Collaborate with field operations to resolve purchasing issues, review takeoffs, and support construction schedules.
· Manage subdivision specifications, design catalog updates, and product selections for new communities.
· Conduct bid analysis and prepare comparison reports to support vendor selection and pricing negotiations.
· Oversee quarterly option pricing reviews and maintain accurate sales pricing.
· Negotiate commodity pricing, including lumber contracts, and resolve purchase order and invoice discrepancies.
· Monitor vendor performance and implement continuous improvements to quality, cost, and delivery.
Requirements:Requirements:
· Strong knowledge of purchasing, estimating, vendor management, and residential construction practices.
· Demonstrated success negotiating contracts and developing strategic supplier relationships.
· Advanced analytical and financial skills with experience interpreting cost reports and profitability metrics.
· Excellent leadership, communication, and cross-functional collaboration skills.
· Experience with BRIX systems strongly preferred.
· Proficiency with Microsoft Excel and other business software.
